The building is over ground and first floor and is currently awaiting refurbishment, and once completed will afford approximately 6,779 sq ft (5,79 sqm) of Grade A office accommodation over open floor plates with suspended ceilings and raised access floors throughout. The building is of typical frame construction with a mixture of brick and glazed facades to all elevations with good separation from adjacent buildings in all directions. Crawley Exchange provides excellent services including ADSL, ADSL+, SDSL, C WBC, FTTC and FTTP (to some areas) including comprehensive fibre based business services, plus the availability of LLU services from Sky, Vodafone, Talk Talk and Zen Internet over BT infrastructure. Based on the standard copper services, Crawley Exchange can offer broadband speeds of around 6Mbs at this time. This exchange has been enabled to provide BT Infinity services over FTTC technology with speeds of up to 80Mbs download and is currently indicating availability at this location (Data via the BT website). Poundhill Exchange to the south east affords a lesser range of services but could provide a level of diversity and resilience across BT business services if required. Telecommunications carriers with owned infrastructure located adjacent to the building are listed below for information. In addition to these, there are a number of alternative carriers that can provide service, albeit over a third party network such as BT. It must be noted that the presence of infrastructure within the search area does not constitute availability of service. British Telecom Tel: Virgin Media Tel: Vodafone Tel: Level Tel: The BT copper and fibre services available at Crawley Exchange, and added resilience of a second exchange afford C Churchill Court an excellent level of services to meet today's business needs with the added advantage of potentially good diversity and resilience opportunities. The physical presence of alternative carriers infrastructure to BT from Virgin Media, Vodafone (potentially in the building) and Level in the local environs affords a good choice of alternative carrier to provide fibre services to any incoming tenant albeit subject to new building entry requirements based on our initial inspection. Any high concentration of users within the building may impact on the capacity available especially if this is confined to any one single network operator. Based on this information it is considered to be a location that affords an excellent level of overall coverage across all operators at street level for G, G and G services. Based on the location and serving cells, it is envisaged that a good/variable level of coverage will be present throughout the building for G, G and G services, with some potential degradation of service within internal areas on the ground floor. In cases of coverage issues, each of the operators can provide solutions to enhance their service of which we can provide details and assist in their procurement and installation should they be required. This extends to full in-building coverage, or specific areas or floors by means of Femto Cell technology. Further to the coverage levels, the availability of service is dependant on capacity. This is the volume of data and simultaneous voice calls the macro cell can accommodate at any one time. Capacity issues result in network busy messages or dropped calls. The level of capacity can be addressed by the operators should the building be populated with a high number of users on a single network which will impact on both them and others using the same cell. 4 Fixed Telecoms Appraisal Summary Jun 06 Fixed Telecoms Appraisal Summary In addition to the Fixed etwork carrier study completed, a review by survey of the building was undertaken on the st May 06. The purpose of this survey was to clearly identify the presence of existing fixed telecommunications carrier s infrastructure in the building, adjacent to or within the local environs. LOOKIG WEST ALOG MAOR ROYAL SITE AERIAL VIEW (Building highlighted in red) LOOKIG EAST ALOG MAOR ROYAL Local Carriers Churchill Court is located in the Manor Royal area of Crawley with direct access onto the estate from Manor Royal from the north and comprises of three separate buildings. Building C sits on the east side with access for telecommunications from the north elevation from Manor Royal. The level of telecommunications carriers services within Manor Royal is good extending to BT, Virgin Media, Vodafone and Level at this time (See Photographs,,,, 5 & 6). Each of these highlighted carriers has infrastructure present on both sides of the carriageway along the building frontage with the exception of Level which is present only on the north side. BT presence is extensive with a major chamber cluster adjacent to the junction of Manor Royal with Gatwick Road in the verge on the south side. Typically their infrastructure extends in all directions from this point with additional chambers, plus a dedicated chamber located in the central grassed area of Churchill Court. A chamber cluster for BT, Virgin Media and Vodafone was identified in the verge on the south side adjacent to the access road, plus a similar cluster including Level on the north side of Manor Royal opposite the access road. Based on this level of infrastructure across the carriers, it is clear that service can be provided into the building where required, albeit subject to local extension and the provision of new building entries. A point of telecommunications intake was located in the ground floor riser cupboard behind the main reception area. The current level of building intakes for telecommunications is provided over two 00mm diameter (approx) ducts owned by BT (See Photograph 7 & 8). The level of BT services extend to a single copper cable terminated in a distribution point (DP) DP5 extending to approximately 50 pairs. o further services were present within the ducts at this time. o other services from any other carriers were located at this position at the time of survey. On inspection of the external perimeter of the building two existing fibre cable intakes were located on the north elevation of the building (See Photograph 9 & 0). Internal evidence of these was not confirmed due access but these were clearly in position for a previous tenant, but are now considered to be redundant. Based on the location of these service intakes, it is considered they are owned by Virgin Media and potentially Vodafone. This due to cable and duct colour but would be subject to confirmation from the carriers to suit. 6 Fixed Telecoms Appraisal Summary Jun 06 Risers and Cable Routes As the building is yet to be refurbished we cannot provide comment in respect of the risers and cable routes at this time. However, based on the exiting location of the BT intake it is clear this can be utilised to provide services via the existing ducts. In respect of the location of the two external connections from alternative carriers, it would be prudent to investigate further as part of the refurbishment works to secure these connections for future use to enable service delivery. Service Availability The standard services afforded by BT over its existing copper networks provides a level of broadband services with speeds expected in the region of 6Mbs. This exchange has been enabled to provide BT Infinity services over FTTC technology with speeds of up to 80Mbs download and is currently indicating availability at this location (Data via the BT website). The current level of fibre based business tariff services available from BT will provide an excellent level of service at this time affording any level of speed and bandwidth required over fibre products. BT fibre services were not located in the building at the time of survey, but it is clear they are available (based on the adjacent building) and can be provided utilising the existing ducted infrastructure, albeit subject to confirmation from BT in respect of duct integrity. Furthermore, there are a host of companies that can provide enhanced products over the existing infrastructure providing smaller businesses a more affordable level of service if so required. The presence of Virgin Media and Vodafone potentially in the building, with Level outside and in the local environs affords any incoming tenant a choice of providers albeit with varying levels of external works being required to provide connection, subject to wayleaves and/or third party agreements to suit. Summary Based on the local carrier infrastructure and the availability of services from BT s local exchange, we consider C Churchill Court has an excellent level of connectivity with the ability to enhance this by means of additional copper or fibre services from BT where required. The presence of Virgin Media and Vodafone potentially in the building and Level in the local environs and able to provide a range of fibre based products to suit any tenant requirements greatly enhances the level of connectivity at this time. However, this will be subject to investigation to ensure all potential connections are confirmed and maintained as part of the planned refurbishment works. Page 6 of 6
