Those of you new to the community may not be aware that we here at Columbia Vista, work hard to maintain a clean and desirable community and as such, once a year, we provide a way for you to declutter for free. There will be a large dumpster placed in front of the office/clubhouse that is there for you to place items in that have been cluttering up your carport or around the rest of your space. The main intent of this is for the outside of your home to be clean. Many people bring items from inside the home, which is fine, but not the intended purpose. The cleaner look gives better curb appeal and in turn, better resale values on the homes located here in our community. This makes our community a desirable one that many people want and thus, people are always calling me wanting to buy a home in the community. Please take advantage of this great opportunity April More information can be found at the back of the newsletter about this. HAVE YOU CHECKED YOUR SMOKE DETECTORS LATELY? Spring has sprung! Whenever I set my clocks either forward or backwards for daylight savings, I make it a habit to check all smoke alarms within my home to verify functionality. If a simple battery change doesn't solve any issues, it s time for replacements. It s a good habit and can be a life saving habit in the event you ever have a fire. We ve been lucky all these years to not have many issues with fire in the community, but the effects of even a small fire can be devastating to your home. Please take a minute of your day to check the smoke detectors in your home to make sure they re in working order. It could be the difference between life and death. INTERESTED IN E-BILLING? Did you know you don t have to keep waiting for that bill to come in the mail each month from the park? If you prefer, you can sign up for electronic billing. We want to do our part to reduce waste and make paying your bill easier. Not only can you receive electronic bills, but you can also use your bank s bill pay service. You simply tell your bank who to cut the check to and for how much. They ll do the rest. It then is mailed to the office where I ll post it promptly upon receipt. I highly recommend sending the check as soon as you get the statement in order to avoid possible delays due to postal carrying time. Too many times, we ve had incidents where people are letting their dogs run free OR allowing them to relieve themselves in people s yards. If this happens, it is imperative that you take the time to clean up after your dog out of respect both for the homeowners and the park rules that you agreed to upon moving into Columbia Vista. Everyone in the neighborhood appreciates your cooperation with and understanding of these rules. Nobody likes to step into a pile in their front yard simply because a dog owner couldn't be bothered with the hassle of cleaning up after it. 1

2 Our Community: Spring edition Inside Story Headline THINKING ABOUT SELLING? UNEVENTFUL WINTER.MOSTLY If you ve been considering selling your home, now is as good of a time as any. The market has been unbelievable lately. Homes are easily fetching $80-100k in our area. Unreal, right? The market is a lot different than it was when many of us first moved into Columbia Vista. I have been working regularly with Tammy from Northwest Homebuyers and she has buyers always waiting to find a home in our area for sale. The number of homes available is far below the need, hence, it s a seller s market (still). The housing crisis Oregon has been experiencing lately has pushed many more people to seek alternative types of housing and get away from the high rents that have as late, plagued many people. Why rent when they can buy one of our homes? Even with the high prices our homes are getting, they re still more affordable than renting a place indefinitely. Questions? Ideas? Comments? I spent a lot less time deicing and shoveling snow and ice this winter. I m thankful for the help of many who voluntarily came out and helped clear the street and dig out stuck vehicles. I was one of them. I went away for the holiday and when I came back, I came home to snow on the ground, completely different than the weather I left behind where I was before. I got stuck and had to be dug out. Still, it was a mild winter and I m glad it s over. HOMEOWNER S INSURANCE For a few of months now, I ve been working to get everyone s proof of insurance up to date in their files. It s been a long process. Many may have forgotten, many don t have the required insurance and need to get it and some are just ignoring the requests. Please provide this proof of insurance as requested ASAP. A billing statement will NOT be acceptable proof as it proves nothing. You can get a copy or have it mailed directly to me from your insurance provider. Ask for a declarations page to be sent to me at 839 SW Livingston pl. Troutdale, OR or it to me at columbiavista@aol.com 2 Did you know we re online? With any event that may be happening in our community, we d like to be able to open ANY means of communication possible. Liking our Facebook page is the best way. We always continue to keep you up to date with . Your address is only used for communications regarding the community, never is sold and is kept private from other residents when bulk s are sent. Also, we have the park website which has been instrumental in helping us keep the park full of wonderful tenants.

3 Our Community: Spring edition LOST AND FOUND If you find any kids toys missing, like bikes, balls, etc. feel free to contact me and see if they ve been brought in as lost and found. I have had many of your neighbors contact me upset by the amount of toys littering the streets and oftentimes their driveways. I told them that rather than hassle with trying to find the rightful owner of the item, just bring it in to the office. There is no reason why anyone should have to hassle with kids toys being in the way. If your kids take it out, CLUBHOUSE USE GUIDELINES: please make sure it gets put away. If an item goes unclaimed, it will be donated to Goodwill, no questions asked. Please me any questions regarding this. If isn t possible or you prefer to communicate the old fashioned way, please feel free to drop something in the drop box in the front of the office and I will get it next time I m in. The office address is: columbiavista@aol.com If you have a need a place to have a get together and don t want all those guests in your house at once, go online and reserve the clubhouse. Recently, the requirements changed. We require a $100 refundable cleaning deposit in the form of cash or a money order (left blank so it can be returned easier). If you leave the clubhouse clean upon inspection, the refundable deposit will be returned to you. You pay rent not only for your space each month, but also for the use of the facilities that we provide you. Visit our website to reserve your time at and follow the reservation instructions. Always select 9 AM as reservations are only available in whole day increments to avoid double booking of the facility. Speaking of I would like to do my part to reduce waste by asking you for your addresses so I may send you the quarterly newsletter via . Please me so I can have them handy. No consumption of alcoholic beverages permitted 2. No overnight parties 3. Must vacate by 10PM and leave key in drop box at the office and the clubhouse must be clean upon inspection, no returning the next day to clean it, clean by the END OF THAT DAY.
