4 Introduction Congratulations on selecting Kigo software! The objective of this Getting Started Guide is to provide you with the information needed to set up the Kigo product. Each section of this Getting Started Guide will correspond to a module(s) in the On Demand Learning. Access to the On Demand Learning training modules will be provided during your Getting Started Call and be a tremendous reference for how to use the Kigo product. Our Kigo Client Success Managers will guide you through the Onboarding Process in 5 easy steps providing a pathway to a successful implementation and understanding of the Kigo system. After the Kigo system is live, the Client Success Manager will check in periodically to address any questions and ensure that the system to its fullest. Once the Onboarding Process is completed with the Client Success Manager, the Kigo Product Support team will be the best point of contact. The Kigo Product Support team is available 24 hours a day Monday Friday. This team has the most in-depth knowledge on using Kigo, and can troubleshoot issues should they arise. 6 2. General Set-Up and Shortcuts This section of the Getting Started Guide explains how to use the Setup page to control how the Kigo Booking Engine operates. This screen enables the setting of settings including taxes, fees, specials and settings. It also explains how to add users. This section corresponds with On Demand Learning Module: KG Initial Account Setup and KG Document Templates and Triggers. Begin by logging into the Kigo product. Website: Set-up your profile using the prompts. The setup screens contain all general administration settings. Setup is at the top right side of the screen. When making changes to the Setup screens, be sure to click Save. Otherwise, changes will not be retained. Solution Setup Options From the Solution Setup, specific information about your company can be configured including your company name, primary contacts, logo, and offices. Name: This name will appear in Kigo and on the Kigo web sites. This field is required. Informal Name: This option is for a shorter or more informal company name. This name is used in the header bar of Kigo. Notifications: This is the address where all lead requests, booking requests, and property inquiries are sent. This information is also stored in the appropriate locations in Kigo. This field is required. Tagline: This is the tagline (or slogan) that summarizes your company s products/services. Summary: This is a short description of your company. Contacts: These are key contacts at your company. This information may be used by Kigo to assist in solving issues. You can select any Kigo user for the primary, technical and billing contacts. Select the associated Edit link to include additional information about the contact. The Logo option can be used to Upload a copy of your company logo from a location on your hard disk, or from the Internet. The maximum size for your logo is 200 x 200 pixels. Through the Users management screen, Kigo user accounts can be created, modified and viewed. V1.6 Back to Top Page 5 24
7 User Management From the User Management page it is possible to view and make changes to existing Kigo user accounts. It is also the interface to create new user accounts. The lower section of the page lists users. The lower section of this page lists users, while the top section of this page has a variety of search filters that can be used to help find a desired user. Common actions that can be performed here include: Adding a new employee user account Modifying an existing employee user account Restricting access for previous employees Resetting passwords Account Setup Options From the Account Setup screen, all of the current services are listed. Additional services are available to help your business run even better. Billing and payment information is stored here. The billing history is also stored here. A list of any support cases can be found on this page. Accessing Value Added Services & 3 rd Party Applications A list of 3 rd Party Applications is available in the App Store. New services are added frequently, so check frequently for new opportunities to maximize your business. Access the Setup Menus. From the Account drop down, select App Store. The App Store is broken into 3 sections. Selecting Value Added Services Kigo offers 2 Value Added Services: esignature and Revenue Management. Review the Description for information about each Value Added Service. Click Details for additional information. Click Terms for the Terms and Conditions. Click Select if you want to integrate a Value Added Service to your account. Selecting Professional Services Kigo offers 3 Professional Services for websites. The Enhanced Template Website is a do it yourself integration with predefined layouts with a fully-integrated online booking and property search capability. Pages can be added or modified any time. Kigo offers Custom Website Design to match every aspect of your branding. If you are planning to use your own website, the Kigo Booking Widget enables you to add the Kigo search engine into your existing website. Review the Description for information about each Professional Service. Click Details for additional information. Click Terms for the Terms and Conditions. Click Select if you want to integrate a Professional Service to your account. Selecting 3 rd Party Applications Kigo offers many 3 rd Party Applications that enable you to process payments. 8 the Service provider, a description of the services they offer, and the cost of the service. Review the Description for information about each 3 rd Party Application. Click Details for additional information. Click Terms for the Terms and Conditions. Click Select if you want to integrate a 3 rd Party Application to your account. Booking Engine All Booking Engine settings can be applied to all properties or to certain ones. They can also be set to run just for a limited amount of time or indefinitely. If the date ranges are left blank, they will automatically be setup to run indefinitely. Booking Engine Settings Click on the Setup icon on the top right hand side and then select Booking Engine on the left side and click Settings. This page controls general booking information. Bookings can be configured as to how far in advance they can be created, check-in times, check-out times, and default hold times. There are sections for the creation of allowable payment methods, customization on how rates are displayed, and how taxes, fees, and deposits are calculated. Other settings that can be customized are Rate Calculation Rules for rate locking, and prorating methods. The renters and statements available to owners can be configured. The Rental Policy, Booking Disclaimer are set from within this screen. How the Calendar displays and the rates based on length of stay can be customized from this screen as well. 9 Booking Rules Booking rules can be applied to one, multiple, or all properties. Booking rules can also be constrained to a specific date range, enabling occupancy maximization. Booking rules can be overridden by staff members, but these rules cannot be overridden by a guest making a booking reservation on a Kigo web site or using a third-party booking channel. There are 3 different kinds of booking rules: Minimum Stay Rule: This rule controls the minimum number of days that a guest must stay in order to book a rental. Turn Day Rule: This rule controls one or more days of the week that a guest can check in or check out of a property. For example, Sunday may be specified as the day that all check-ins, check-outs, and cleaning tasks occur. Online Booking Charge Rule: This rule enables a deposit amount be charged to the guest at the time the reservation is made, as well as specifying when the remaining amount of the booking cost is due. Example: Create a Booking Rule Below is an example of the set-up for a Minimum Stay Rule. Select Booking Rules Click on New Select Min Stay Rule Fill out the information in the fields provided. Note that * indicates mandatory fields. Rules can apply across the board or you can change the applicability and apply to only select properties You can set rules for a certain amount of time, or leave blank to run indefinitely. Add a description that your clients will see. Put in any notes for internal purposes Remember to hit save and close to finalize the rule! The process is the same for the other Booking Rules. Booking Rules can be modified, deleted and the status of a Booking Rule can be changed. V1.6 Back to Top Page 8 24
10 Booking Taxes Setup The Taxes menu option enables management of all taxes applied to booking statements. It allows the addition, modification, and deletion of taxes. Taxes can be customized as a set amount or a percentage. They can apply to specific properties, or all properties. Certain areas require collection and remittance of sales and lodging taxes. Kigo enables each tax to be created separately, enabling each tax type to be tracked separately. Each tax will as a separate line item on a booking statement. Taxes can also be configured for a range of nights booked show. Tax statuses can be Active or Inactive. The possible tax types include: Lodging Tax: These taxes are typically defined by local government. Lodging tax revenue is typically used to promote local tourism. Sales Tax: These taxes are typically established by state, county, and local governments. Other Tax: This category can be used to define taxes that cannot be strictly defined as sales or lodging taxes. Booking Fees Setup From the Solution Setup Page, the fees that are applicable to the properties can be managed. Fees can be active or inactive, optional or mandatory, and can be calculated in a variety of ways (i.e. nightly, once per stay, or per person) as surcharges added to the guest's statement. Specific information can be configured from here. The Solution Setup page is used to set up your company name, primary contacts, logo, and offices. Website Setup Options The Website Setup Options include the Attractions setup screen. This screen enables the creation and modification of attraction records for the Website. Attractions can have descriptive text, address, contact information and photos with descriptions. The Property Finders screen configures how prospective guests can quickly find specific types of properties, using a dynamic or predefined criteria. SEO Attributes enables the definition of key search words that will increase the ranking of search results to the website URLs. V1.6 Back to Top Page 9 24
11 Document Templates From the Document Templates screen, all document templates are created, viewed and managed. Document templates are documents that contain all of the structure and information for a specific type of communication, such as a booking inquiry. The document template uses variables, which will be replaced with specific data when an message is generated. Document templates can be inactive or active and can be automated using Triggers. The top section of this screen includes search filters that can be used to find a specific document template. The lower section of the screen lists the document templates. Document templates that have been most recently added or modified are listed first. Kigo has many pre-built document templates. The pre-built templates cannot be modified, but they can be used as a starting point when creating new templates. Triggers Triggers define workflow rules. Workflow rules enable the automation and streamlining of communication-related tasks by defining specific automated actions that occur every time a trigger condition occurs. It s also possible to generate different notification messages to the property notifications account and the property owner at the same time. Triggers can be set up for Leads (inquiries), Bookings, Maintenance and Cleaning. Universal Search Tool The universal search tool has the capability to quickly and easily navigate through Kigo. Click within the Search bubble located under the Kigo Logo and type in the phrase or property for the search. Help: The Kigo Knowledge Base We have additional resources in a Help Portal to provide more in depth knowledge. There are 2 ways to access the Help Portal. URL: Click on the HELP Balloon in the lower right corner of any screen. Getting to the Home Screen To get back to the Kigo Home Screen, click on the Kigo Logo in the upper left corner of the screen. 12 3. Property, Set Rates & Availability The next step is to set up properties, rates and availability. This section of the Getting Started Guide covers how to create properties, enter general property details, photos, amenities, units and policies, improve the quality of property data, enter property rates and set availability. This section corresponds with On Demand Learning Module: KG Create Properties, Set Rates & Availability. From the top navigation bar on the Home Page click on App. A menu on the left hand side of the screen will appear, click on Properties and select All Properties. The top section of this screen includes a variety of search filters that can be used to help locate a specific property. The lower section of the page lists the properties. Property records that have been most recently added or modified are listed first. Up to 10 property records are displayed at a time. If there are more than 10 results, use the links at the bottom of the page to view more results. A property is one or more vacation rental units that share similar attributes, including location, size, decor, amenities, view, and rental rate. Grouping units by property makes things easier for prospective guests. When multiple units are associated with a property, guests can make a single booking for multiple units in a property by selecting multiple units on the reservation. If each unit was defined a separate property, the guest would have to make multiple bookings, one for each unit. Managing multiple units associated with a single property also eases management tasks. Rental rates, fees, taxes, and other attributes are managed at the property level, and are automatically inherited by each unit. Also, if a guest checks in, and finds an issue with their unit, identification of other similar units to move the guest to is quick. Different properties can be used to differentiate between different unit types. Multiple properties can be associated with Developments. Descriptive text, photos, and configuration information can be managed for each property. This information is used by a variety of sources including Kigo, Kigo web sites, and third-party marketing channels such as VRBO. Property General Information Fill in the required (*) Property Description fields Internal name This is a descriptive name for the property that is used internally. This name will display on the property list and booking calendar. Public Headline - Use this field to descriptively market the property. This field is used by the marketing channels, the Kigo website (if applicable) and messages to guests. Summary - A quick descriptive overview of the property that will show up in searches. Description - This field is for a detailed description of the property. Potential guests will read this description while on the property detail page. Include as much information as possible. A description of 500 characters or more in this field is recommended for maximum search engine optimization. Category - A pre-pick list of the type of property. This will show up if a client uses a specific property category in their search. Address Enter the address of the property and select Pin Point under the Address field to enable google maps to pinpoint the exact location of the property and click OK. V1.6 Back to Top Page 11 24
13 After filling out this information, Click Save at the bottom of the screen. o o o o o o o o o o o Bedrooms The number of bedrooms the property has. Garage Spaces The number of covered parking spots the property has. Bathrooms The number of bathrooms, full and half, the property has. Lot Size The size of the lot the property is on. Sleeps The number of people that can sleep at the property. Stories The number of stories/floors of the property. Parking Spaces The number of uncovered parking spaces the property has. Floor The floor the property is on, if applicable. Year Built The year the property was built. Unit size The size of the property itself. Min Stay The minimum number of nights this property can be rented for. Be sure to click the Save button to save data after entry/modification. Kigo has 5 more tabs/screens that are used to further detail the property, making it as marketable as possible. The next 5 sections of this Getting Started Guide segment will detail filling out the additional screens. Photos The photos screen enables the management of photos for each property unit. Upload photos can be stored on a computer, or located online images based on the URL. The maximum file size for each photo is 5 MB. Once photos are uploaded, each is displayed and can be managed from the Photos tab. Click on to Photos to access the Photo s screen. Upload High Resolution JPG or PNG images that showcase the property and make the property stand out. Images can be uploaded one at a time, or multiple images at once. 10 or more images are recommended for maximized search engine optimization. Once you click on either option a new window will open with drag and drop or browse capability to upload photos from a computer. Scroll within the window to see the option to auto-crop or convert to jpg if necessary and hit save. Once photos are added in, captions can be added or photo order can be changed. Don t forget to Save after any modifications. o Display Order: This identifies the order that the photos are displayed in property photo galleries and virtual tours. o Caption: This caption displays when prospective guests view the virtual tour on the property Kigo web sites. o Original URL: Click this link to view the original image that has been uploaded to Kigo. o Dimensions: This is the height and width (in pixels) of the uploaded image. o File Size: This is the file size (in bytes) of the uploaded image. o Medium URL: Click this link to view a medium-sized version of the image. This is optimized to load quickly online. V1.6 Back to Top Page 12 24
14 Amenities This screen is used to select all amenities applicable to each property unit. Amenities are customizable, and additional amenities can be created as needed. Units Grouping units by property makes things easier for prospective guests. When multiple units are associated with a property, guests can make a single booking for multiple units in a property by selecting multiple units on the reservation. If each unit was defined a separate property, the guest would have to make multiple bookings, one for each unit. From this the number of units can be managed, and each unit can be associated with owners, cleaning vendors, and maintenance vendors. Multiple units can be added to a property provided the units are similar. The units should have the same rental rate, number of bedrooms, square footage, amenities, and so on. Total Number of Units: This is the total number of units associated with this property. To update the number of units, enter the new number here, and then click Set. The page updates and displays a row for each unit. Unit ID: This is the identifier for the unit. The default value can be changed for any identifier, such as the room or suite number. Name: This is a name that used to identify the unit, during booking and check-in. Owner Account: Select the owner of the unit from this drop-down list, provided owners have been setup. Cleaning Company: Select the default cleaning vendor from this drop-down list, provided cleaning vendors have been setup. Maintenance Account: Select the default maintenance vendor from this drop-down list, provided maintenance vendors have been setup. A different maintenance vendor can be selected when creating a maintenance task. Policies This tab enables the definition of any unique check-in instructions or policies that apply to each property unit. Advanced Properties This tab enables customization of critical elements, including fees, taxes, and other specific items for each unit associated with this property. Fees: Select all fees that apply to each property unit. *See Note Below* Taxes: Select all taxes that apply to each property unit. *See Note Below* Specials: Select any specials that apply to each property unit. *See Note Below* Booking Rules: Select all booking rules that apply to each property unit. Other: There are three options here: Disable Online Booking: Select this check box to disable online reservation capability for units associated with this property. This prevents prospective guests from making a booking through Kigo web sites or through a third-party booking channel. Instead, prospective guests can submit an inquiry. Replies to inquiries can be used to complete the booking. Do Not Show on Site: Select this check box to completely hide units associated with this property. These units will not show up online. Hide Availability on Site: Select this check box to display units associated with property online. Prospective guests will be able to view photos and details about these units, but the units will be removed from availability. These units are not available for bookings. Internal Notes: Add any notes or specific information about the property or units here. This information does not display online. *Note*: Click setup to access the Setup Screens, expand Booking Engine and customize fees, taxes, specials or Booking Rules. V1.6 Back to Top Page 13 24
15 Property Data Quality The Data Quality box lists the quality of the property s listing. The Explain hyperlink lists the items that need improvement to achieve a 4/5 or 5/5 score. It is important to have all of the information entered for each property to achieve the highest possible ranking for each property. IMPORTANT! The Data Quality Score is on the right hand side the more information added the higher the score! A 4 (out of 5) or higher is required to get this content on all 3rd party marketing channels and even your own website. The better the data quality, the more leads and bookings. Click on Explain to see what still needs work! Property Rates & Availability Rates & Availability can be setup within a property, set up by date range and duplicated to other properties. Special events, weekends, and high or low efficiency weekends can have different rates. Select Rates & Availability from the Properties Menu on the left side of the screen. Select the property to define rates. Enter the rate date range. Enter the default rates for the date range. Identify and modify any dates that require special rates. The rate structure can be copied to other units or property. Click Save on the bottom of the screen to confirm changes. Date Ranges: This is the date range constraint for the rate grid shown below. By default, this date range shows rates and availability for 365 days, starting from today's date. The dates displayed here can be updated. Click Apply to update the rate grid display. Date: This is the specific date for the rate being defined. Each date can have a different rate structure. The Daily, Weekly, and Monthly Length of Stay (LOS) controls are also customizable. LOS settings can be modified in the Rate Setup section of the Booking Setup page. Daily: This is the daily rate for the unit or property. If this property does not have a daily rate, this field is blank. Weekly: This is the weekly rate for the unit or property. If this property does not have a weekly rate, this field is blank. Monthly: This is the monthly rate for the unit or property. If this property does not have a weekly rate, this field is blank. Availability: If this check box is selected, then the property is available for the associated date. If the property is not available (for example, carpet cleaning or routine maintenance), then this check box should not be selected. If this check box is not selected, the property cannot be booked for the specified date. Before continuing, please watch: On Demand Learning Module: KG Create Properties, Set Rates & Availability. 16 4. Booking, Leads & Payments This section will explain how to create booking rules, create a new lead request, modify a booking and record the details when taking a call. It will also explain how to record payments, record batch payments and issue refunds for credit card payments. This section corresponds with On Demand Learning Module: KG Leads, Bookings and Payments. Leads Prospective guests may have specific questions before booking a reservation. These questions are converted into lead requests by Kigo. Before the lead request can be converted to a booking, the prospective guest requires contact to answer any questions or provide additional information. Leads can be managed and sorted by current sales cycle status, or based on where the leads originate. Lead requests can be modified, and historical information of the request can be viewed. Lead requests can be converted to bookings, and any information collected is automatically transferred to the booking. Lead requests can be generated in three ways: Online: The lead submits an inquiry form on your Kigo website, by completing a contact form. This information is automatically converted into a contact record and a lead request. The lead sends a request to a specific address, and where it is automatically converted into a contact record and a lead request. By Phone: The lead calls and speaks to a staff member who records their information using the Take a Call feature, or by creating a new lead request. This information is then used to generate a contact record and a lead request. Lead Requests are under the Bookings Tab on the right hand side of the app. If the Booking menu option is not displayed, click on the App option at the top left of the screen. From the Bookings menu item, click on the Lead Requests. The top section of this page includes a variety of search filters that can be used to find a specific lead request. The lower section of the page lists the lead requests. Lead Requests that have been most recently added or modified are listed first. 17 Example: Create a New Lead Click on New from the menu bar Once the lead request window is opened, fill out the details. Lead Details 1 - Add the client name and contact information in the lead detail section 2 - Select the lead source i.e. - where did this lead come from 4 Select property 3 Enter stay information 5 Click Save to generate Lead Options Once a lead has been created use the top menu to perform various actions. Details of those actions are listed below: Book -Update the lead to a booking click Book to instantly update the lead to a booking. Call -Log a call in response to the lead - Send Correspondence to the client Defer Allows the working of a lead to be pushed until a later date. Discard Allows a lead to be removed if it is a bad lead or has already been serviced Mark Complete Allows the closure of the lead once working with it is complete. V1.6 Back to Top Page 16 24
18 All Bookings Page The All Bookings screen provides access to any existing booking, and enables creation of a new bookings. Guests can book a reservation for one or multiple units, using a Kigo web site or third-party booking channel. On this page bookings are created for guests, or for owners here. An existing booking is viewed in a single glance, including the name of the guest, the dates of the stay, the total cost of the stay and the balance due can be viewed. The top section of the All Bookings screen includes a variety of search filters can be used to help find a specific booking. The lower section of the page lists the bookings. Booking records that have been most recently added or modified are listed first. Booking Detail Please note: , Phone, and Country are all required to complete a booking. Once Save has been pressed, notification to both the guest and the owner can be made. A notification can be sent at the time of saving or close and send at a later time. Sending s through Bookings From the Booking Page it is possible to send various s based on the type of correspondence desired with the guest. Options include: Guest, Property, and Stay information flows through the lead right into the booking so you do not need to re-type. The statement also comes through as well as any special requests. Delete buttons located above the statement At any time you can change the property or date as well as manually adjust the statement by using the Add Line Item Statement: This message includes booking details, payment information, and the guest's statement. Payment Reminder: This message includes payment and reservation details, along with a link to pay the balance online (where configured.) Pre-Stay Letter: This message includes booking details, payment information, and the guest's statement. Post-Stay Letter: This message includes a link to submit a review, and booking details. Other: This message includes booking details, payment information, and the guest's statement. Holding a Reservation Only new bookings can be help. Once the booking is saved, the hold option is not available. Create a booking normally, completing the Guest Information, Property Information, and Stay Information sections at a minimum. Click the Hold button. The Hold Booking page displays. Hold booking options are: Relative Time: Select this option to specify the time that the hold will expire. Hold a booking for a specific number of hours, days, or weeks if needed. Specific Date: Select this option to specify the date and time that the hold will expire. V1.6 Back to Top Page 17 24
19 Change Booking Status Functions Confirming a Booking The only way to confirm a booking is when current status of the booking is Pending Confirmation. With the booking open, click Change Status, and then select Confirm to display the Notifications page. If a guest needs a confirmation message, click Send or Send All. If a guest does not need a confirmation or message, click Close. Be sure to click Save. Payment method options are listed below. Credit Card Payment: If this payment type is selected, complete the fields discussed below. Confirm or enter the credit card number in the Card# field. Confirm or enter the expiration date of the card in the Expiration field. Enter the three or four-digit card verification number in the CVS field. Confirm or enter the name and address details in the Card Information section. Choose the Gateway to process the credit card payment. Check Payment: If this payment type is selected, enter the check number in the Check# field. Cash Payment: If this payment type is selected, enter any additional information in the Reference field. Wire Transfer: If this payment type is selected, enter any additional information in the Reference field. Cashier s Check: If this payment type is selected, enter any additional information in the Reference field. PayPal: If this payment type is selected, enter any additional information in the Reference field. Credit: If this payment type is selected, enter any additional information in the Reference field. Other: If this payment type is selected, enter any additional information in the Reference field. An option within Kigo is to connect a payment processor to your account, enabling instant credit card payments in Kigo. Kigo also retains a digital footprint following the history of a guest (given their e- mail address stays the same) with simple access to the last booking, , and the event associated with the guest! Channel Management, 3 rd Party Applications, Value Added & Professional Services This part of the Getting Started Guide explains how to connect to a channel, how to adjust the rent to allow for fees or to provide a discount, and how to set black-out dates when the channel partner isn't allowed to book your properties. This section corresponds with On Demand Learning Module: KG Connect and Configure a Channel. Channel Manager Kigo makes it very easy to distribute properties across various marketing channels. Simply select the Channel Manager section along top of the Kigo App to get started. Access to our Preferred Channels or All Channels Kigo works will be available depending the service level you have. We are always adding new partners so continue to be on check for new opportunities to market your properties. Simply click Connect on the right hand side to read more about the selected partner and determine if they are right for you. Additional fees for channel partners may apply. All prices will be clearly laid out by the channel partner before moving forward with the integration. Click Select to request their service and a representative from that Channel will contact your company to set up the integration with Kigo. Every channel partner has a unique integration and timeframes can differ from partner to partner. Expect to receive communication confirming your request with an outline of the next steps. 21 Kigo App Store The Kigo App Store provides the easiest and simplest way to add helpful services to your company. These services range from a variety of tools to increase profitability and productivity. We offer services that can simplify the way you run your business, therefore allowing you to do more with you time, as well as services to maximize the profitability of your business. The App Store is you one stop market for all your business needs. Accessing the Kigo App Store and selecting services can be done easily through Kigo. Simply Log in with your credentials into Kigo. Click on Setup on the upper right hand corner of the screen from the side menu select Account, and click on the App Store option. This screen will list a variety of Value Added Services, 3 rd Party Services and Kigo Professional Services, where you can select as well as research any service that may be of value to your business. Value Added Services Kigo esignature Kigo esignature is a Value Added Service that integrates into core Kigo document template functionality to allow Property Managers to send their clients documents that they can sign safely and securely in an electronic manner. Kigo esignature alleviates the time-consuming back and forth of collecting signatures, while also providing a secure repository for signed documents. Kigo esignature leverages Docusign, a leader in the esignature technology space. Docusign tags are embedded into Kigo document templates so that when they are sent to a Traveler, they can easily sign the documents electronically. The documents are then stored electronically within Kigo for easy anytime access. Kigo esignature works because clients can save, on average, 15 minutes per document in printing, faxing, ing, and retrieving documents. With the number of turns on each property each month, and the security and document storage features, Kigo esignature offers a strong value proposition. Kigo Revenue Manager Kigo Revenue Manager is a rate engine that modifies rates to optimize occupancy and increase revenue based on changing market conditions. Kigo Revenue Manager controls the rates that are displayed at the property in Kigo, on Kigo websites, as well as the rates provided to third-party managers. Instead of manually adjusting prices daily or weekly, Kigo Revenue Manager reacts to market conditions based on a rule set that you define. Kigo Revenue Manager then updates the prices based on occupancy percentages and the amount of time remaining to book the property. Websites are hosted in our high-performance cloud based server cluster with the latest in CDN (Content Delivery Network) technology for fast access from anywhere in the world. Alternatively. If you prefer you can also host the website yourself on your own server, then you can also use your own website designer and install any WordPress plug-ins. Kigo Enhanced Template Using one of our predefined layouts, our Kigo Professional Service team will create a uniquely branded website with a fully-integrated online booking and property search functionality. The Enhanced Template comes with one proof, 1 inner page template, development of your Kigo Enhanced Template site, set up menu links and social media links. Up to ten pages of content can be brought over from your previous website or new content can be provided. Assistance in taking your website live is included. After going Live, you can add and edit page content at any time. Typical and maximum implementation timeframe are 14 and 30 days respectively. Kigo Custom Website Custom-built, powerful WordPress websites that match every aspect of your branding. Our custom websites come with two proof revisions, set up of menu links and social media links, a design professional and a dedicated project manager to help you to create your desired website. The end result is the ability to leverage the power of Kigo while keeping your existing website. 23 6. Kigo Do It Yourself Website Set-Up This section of the Getting Started Guide explains how to modify and maintain your Kigo website to better attract and book guests. This section also covers how to select and customize a theme, change the theme style, add a slideshow, manage the menu, and add a page. This section corresponds with On Demand Learning Module: KG Create and Customize Your Website. Depending on your service package, you will be able to create your own website using WordPress to showcase your properties and business. To get started, contact Client Success or Product Support and give them your registered domain name (URL). Once your registered domain name is received, Kigo can be connected and you can begin to create your very own site. Remember the bulk of the content for your site will be coming from the Kigo app. This is why we urge you to keep your property data score high! To view or edit your website, select the Websites menu on the top of the Kigo app and click Edit. The WordPress dashboard will launch and you can begin to customize your website! Choose a Theme The first step is to click on Choose your Theme. Kigo currently has 10 themes to choose from. Hover the mouse over any of the 10 themes to preview and find a theme that works best for you! You can customize it further by selecting Customize. Click Activate to select your theme from the menu on the left side of the screen. Theme Options There are different styles for the each Theme. Click on Select Type to choose one. 24 Widgets Widgets can be added, arranged, and removed from the home page blocks (sidebar, top, bottom, header, footer, etc.), and from the sidebar in the search results page, the property details pages, other pages and content pages. Widgets determine what shows up on your site. The content from these widgets come from the app itself. The drag and drop function can be used to pull different available widgets from the left and move it to the correct spot on the right-hand side. Try as many configurations as desired until you find what is right for you. Click on the House on the top menu, any time, to see how the website looks. Menus Menus control the navigation of the website here you can decide where clients can quickly go as well as create submenus. Kigo Menu Option The Kigo menu on the left-hand side can enable entry into slideshow images (hi-resolution images work the best). Search settings can be configured. Pages The last important piece of the dashboard, is the Pages option. Static pages can be created about your company or other information i.e. Contact us or staff biographies.
