3 Part I.- Search Options 1. Changing the location to another Land Registry Office (LRO). There are various ways for you to change the Location/LRO: By hovering over the area on the map with your cursor/pointer: The LRO will auto select. 3

4 By typing the Municipality, LRO name or number in the Omni Search Bar and selecting the appropriate match. By selecting change to the right of the current location and then select the desired Land Registry Office from the drop down menu. 4

5 2. Finding the LRO where a city/town is located in. You have two options to find the LRO for a specific city/town. By selecting the city/town of your interest on the map: the LRO location will auto populate. By typing the city/town of your interest in the Omni bar and selecting from the MUNICIPALITY section of the drop down menu. 5

6 3. Finding Recent Searches and Recently Viewed Properties. Select the Omni bar and a drop down menu will appear listing your RECENT SEARCHES and RECENTLY VIEWED PROPERTIES. 6

7 4. Performing a Search by using the MAP feature. The full screen map is easy to adjust using your mouse, touch pad & touch screen. MAP navigation tools are available in the top right side of your screen. 7

8 Here is a description of the MAP navigation tools: Map Layers selection control and legend To display the Menu select the arrow in the bottom right corner of the icon. Each layer can be set to ON or OFF. Map View / Aerial View / Enhanced Satellite control To switch from Map View to Aerial View or Enhanced Satellite select the arrow in the bottom right corner of the icon and then choosing the option. Street View to enable Street View, tap on the icon and then click on the area of interest. Map Centre at current location click on this icon to move the map to your current location. Zoom-in Zoom-out You can request information about a property on the map. o If you are using a mouse, simply hover over the property and single left click. o If you are using a touch screen, place your finger or stylus pen on the map and hold for a couple of seconds. 8

9 An information box will appear and indicate the address, legal description, PIN & ARN for the property selected. You can select or 1 for more information about this property. If is selected then Google Street View will appear on the full screen. 10 5. Searching a freehold property using the Omni Bar: You can search by Address, Name, and PIN & ARN in the Omni search bar. 10

11 Enter an Address, Name, PIN or ARN and a drop down menu will appear with auto suggested matches. Matches will be categorized by MUNICIPALITY, OWNER and ADDRESS. o Province-wide search capabilities are available for Address, PIN and ARN. o Select the Location for Name search if outside of your default area Select a property from the matches in the auto suggest list OR select Search to display all matches. 11

12 A Search Results window will appear on the left side of the page. Scroll through the results to find the property of interest. o You will notice a blue push pin for each result on the map. o If a push pin is selected, it will enlarge slightly and turn a darker blue. 12

13 o To view more information about the property, select the downward arrow in the results window to the right of the address OR select the push pin. When the downward arrow is selected from results, the legal description, PIN, ARN and a link to the will display. When the push pin is selected a box will open with the the legal description, PIN, ARN and a link to &. 13

14 If is selected then Google Street View will appear on the full screen. o To return to Map View, select in the small Map View window. o Select for more information about the property of interest. 6. Searching for a condo property using the Omni bar. Type the street address including the suite number in the Omni bar: o Enter the suite street address (i.e Queens Quay West) o OR street address suite (i.e. 228 Queens Quay West 103) 14

15 If the address and suite is not shown in the matches, enter the street address only and select the Condominium Building Address option or Search. A Search Result window will appear on the left side of the map. 15

16 If the unit required is not shown in the Search Results, hover over the address for the building (with an icon) and select the arrow icon that points to the right. A Condo Units window will appear and you can scroll down to find the Level of interest or select the downward arrow to the right of SELECT BY LEVEL. 16

17 Results associated to the level selected will appear and you can scroll down to find the Unit of interest. o The push pin icon identifies a suite. o The car icon identifies a locker or parking. o Select for more information about the property of interest. 7. Searching for a property by Lot & Concession. You can change the search criteria to Lot & Concession by selecting the down arrow to the right of Search All. 17

18 Once selected, the Omni search bar will present a Township, Concession and Lot field where you select the criteria using the down arrow The map will reposition and outline the area of interest. Select Search to display all matches. 18

19 A Search Results window will appear on the left side of the page. Scroll through the results to find the property of interest. o You will notice a blue push pin for each result on the map. o If a push pin is selected, it will enlarge slightly and turn a darker blue. To view more information about the property, select the downward arrow window to the right of the address OR select the push pin. in the results 19

20 Part II-. Report Options 1. Requesting a Property Report. Once you have identified/found the property of interest you can: Either select the icon from the Search Results. OR the push pin from the map. A box will open and you can select the icon. 20

21 The Property Report will appear on screen and each section can be easily viewed by selecting the category Overview, Property Details, Site & Structure, Valuation & Sales, Plans & Surveys and Demographics. The Overview provide a summary of key information: Owners name and last sale is from Land Registry data. Lot size, Assessed & Phased-in value from MPAC (Municipal Property Assessment Corporation). 21

22 If you notice an incorrect or missing address you can now easily advise us by selecting Suggest an address correction. A box will appear for you to enter the suggested address and any additional comments. Select Submit Correction. An investigation request will be sent to our customer service department. 22

23 The Legal Description can be copied by selecting the copy icon beside the Legal Description. Please note the first time you use this feature a message will appear to ask Do you want to allow this webpage to access your clipboard? Select Allow access and the full Legal Description will be copied and you can paste it to a document outside of GeoWarehouse. 23

24 The Property Details section is all about Land Registry information and includes: The GeoWarehouse Address Land Registry Office Owners Names Ownership Type Land Registry Status Registration Type PIN A quick link to purchase a Parcel Register from the GeoWarehouse Store*. (Please note that for the purposes of this guide, owner s names have been removed from this screen shot) *For more information about the GeoWarehouse Store please refer to the GeoWarehouse Store section of this guide. 24

25 The Site & Structure section includes: A Satellite map that offers a measurement tool, an option to change the map type & layer, the ability to zoom-in-out and an expand feature. It also displays the approximate measurements of the lot from Teranet Inc. mapping*. The Map view shows the PIN from Land Registry and ARN from MPAC. It also includes a map feature that will highlight the area on the map. ARN, Frontage, Depth, Property Description and Property Code is sourced from MPAC. A quick link to purchase a Residential Detailed Report Level 2 for this property from the GeoWarehouse Store. A Click to purchase link for a MPAC report with the Total Floor Area (above grade) from the GeoWarehouse Store. * The measurements shown on the map are an estimate using Teranet mapping data. Teranet mapping data is compiled using plans and documents recorded in the Land Registry System for property indexing purposes only. It is not a Plan of Survey. For actual dimensions of the property boundaries, see recorded plans and documents available in the GeoWarehouse Store. 25

26 In the Aerial and Map view window you will notice some tools: Measurement Tool Expand / Collapse map Map Layers Map View Zoom-in-out options Map It Tool Site & Structure examples: In the below image the Map Expand Option is selected for a closer view of the property. The Measure tool is then enabled by selecting it and then drawing on the map or clicking the mouse at each point. This will provide you with the approximate measurement of the feature within the drawing. 26

27 In this example a different property is shown where there are multiple assessments in one ownership parcel. You will notice in the map view the PIN and both ARN s are displayed and the Assessment parcels are outlined in orange. The Map It Tool is selected for Assessment 1 and the area on the map is shaded. 27

28 The Valuation & Sales section includes: The Sales History will display all Transfer type document registered to change ownership since the records were automated in the Land Registry database. The Assessed Value chart reflect the phased-in portion of the Assessed Value that will be returned to the municipality/local taxing authority on the Assessment Roll for the respective taxation year. 28

29 The Plans & Surveys section includes: A list the register Plans and private Surveys associated to the subject property. o If you select a Plan or Survey from the list on the right the map to the left will identify all PINs associated to the selected plan. o You can purchase a copy of a plan from the GeoWarehouse Store by selecting Buy. A quick link to purchase Aerial Imagery from the GeoWarehouse Store*. A Property History section that will identify if the property has been Split, Consolidated, Re-Entered. 29

30 Demographics data is the final section. Demographics data is provided in 5 unique categories: Population, Household, Socio- Economic, Cultural & Dominant Market Group. o o You can display data for the Neighbourhood(NBH), Community (COM) and City (CITY) individually or together by selecting the tab to enabling the topic*. To review the data simply scroll down the page Population Data provide details about the neighbourhood population such as gender division, marital status, family status and age distribution. *In the above example the display option for Neighbourhood(NBH) only is selected. To add a display option, click on the topic tab and the report will auto adjust to display the topics selected. Click tab to select 30

31 Households Data - includes information on structure details, age of home, ownership & structural type. Socio-Economic Data displays average household income, and employment. Cultural Data - indicates common languages spoken and Immigration Status. 31

32 Dominant Market Group This unique report is available by selecting the PDF in the bottom left side of the Demographics section. o This report provides a profile of the area such as who they are, how they think, where other with similar attributes live in the country and more. 32

33 How to generate a Property Report in PDF: To save or print the Property Report in PDF format select the PDF icon located in the Property Report tool bar on the right side of the window. The PDF Property Report offers two options: My Report & Client Report My Property Report If you select My Property Report and Generage PDF, a report will generate based on your Preferences* settings located in Account>My Account>Preferences>PDF Property Report. 33

34 If you select Customize, a window will open with all options. You enter a Report Title and choose the information to include/exclude in the report by selecting ON/OFF or adding/removing a check in the box. Client Report If you select Client Report and Generage PDF, a report will generate without the Owners Names and Legal Description. 34

35 If you select Customize, a window will open with 3 sections that you can customize: Property Information, Area Sales Information and Market Analytics. Property Information - You can enter a client s name in the Report Title and choose the information to include/exclude by selecting ON/OFF or adding/removing a check in the box. To choose the Area Sales Information or Market Analytics sections select the down arrow to the right. Area Sales Information In this section you can include the Map/Comparable Sales Search Results and Sales Statistics by selecting ON/OFF. Comparable Sales are based on your default criteria or you can refine Area Sales by selecting Search for a Comparable Sales 35

36 Market Analytics - Free Trial Version In this section you will find: Historical Market Trend: Average Sale Values, Growth Rates and Market Turnover Rates Market Statistics: Average Sales Price - Last 1 Year, Growth Rate - Last 5 Years, Market Turnover - Last 1 Year & 5 Year Analysis Area Heat Map: Average Sales Heat Maps - Last 1 Year, Growth Rate Heat Maps - Last 5 Years & Market Turnover Heat Maps - Last 1 Year Once you select Generate PDF a message will appear indicating that the report is generating. You can set Default Preferences for your report. See the Preferences sub-section on the My Account section. 36

37 How to Print the Property Report: To print the Property Report select the printer icon located in the Property Report tool bar on the right side of the window. o To deselect a category in the printed report, select the arrow to the right of. o If a category is hidden, select the arrow to the right of to display and print this section. Page Tools You can switch measurement system by selecting down arrow beside Page Tools in the Property Report toolbar. Glossary Terms are COMING SOON. 37

38 2. Finding Comparable Sales. Comparable sales search is now available with or without selecting a property of interest. Simply select from the menu on the top right side of the web page and the Search Criteria tool bar will appear. 38

39 A Search Criteria tool bar will appear for you to set the parameters to find the comparable sales in the area of interest. Radius select the down arrow to choose a radius or use the click and drag option. Polygon click to select then draw your own custom radius on the map. Sold Last - offers Preset options or a Calendar Property Type choose from ALL, Freehold & Condo All includes Condo, Road, Railroad & Freehold Freehold Condo Sales Amount select from the drop down or type in an amount in From & To Lot Size select the down arrow to choose a From and To Lot Size (measurement system set in preferences) There are two options available when identifying an area of interest: Radius and Polygon. Radius search can be: o Re-sized - click the icon and move the circle to outline the desired area. Click icon and drag 39

40 o Moved click the icon in the center of the circle + and drag it to the desired location. Click + and drag o Deleted click on the icon. Click icon to delete 40

41 o Re- selected click on the area in the Radius drop down on the Search Criteria tool bar and a radius circle will appear on the map Click area in Radius dropdown The Polygon draw feature allows you to draw a custom area. o To enable this feature, click on Draw in the Search Criteria tool bar. o Click on the map at the starting point. o Move to the next boundary and select again. o Continue until you have the area of interest outlined. Select point to start Move to next point & select Move to next point & select 41

42 o The polygon will highlight once the area is closed by clicking at the starting point again. Move to next point & select Select point to start Move to next point & select Move to next point & select o To delete the Draw Polygon select the icon. Select icon to delete Once the Radius or Polygon are identified, the other search creiteria such as Sold Last, Property Type, Sales Amount & Lot Size may be selected. 42

43 Click on Find Comparables and a list of properties that meet the search criteria will appear. You can change the orientation of the Comparable Sales results section from horizontal to vertical by selecting split screen icon. Scroll through the Comparable Sales and de-select any results by removing the checkmark beside the address. Refine your search by selecting the arrow to right of the criteria, make the amendment and select Refine Results. The map and comparable statistics chart will be updated automatically Adjust the Comparable Sales results window in horizontal view by selecting the header and move up or down. Adjust the Comparable Sales results window in vertical view by selecting the right side of the page and more right or left. Select the printer icon to print the report. Select the PDF report icon to generate a report. 44 III. Account settings in GeoWarehouse The Account menu is available in the top right of the web page. From this menu you can choose Edit profile, My Account, Messages, and Logout. Edit profile - Select Edit Profile below your name and address and a window will open with your information. To update select the field, enter the data and Save Profile. My Account - When you select My Account, a window will open with an account overview and a list of sub sections on the left of the page: Profile, Downloads, Subscriptions, Billing & Payments and Preferences. 44

45 i) The My Account overview provides a summary of your profile, viewed reports subscription information and recent downloads. Select Edit Profile, Details or All Downloads to review or update these sections. Get More Reports and Renew Subscription are COMING SOON. ii) Profile is described above and can be access by selecting My Account>Profile. 45

46 iii) Download contains a history of all the downloaded products purchased in the GeoWarehouse Store. It also includes a date filter to help you find a product/transaction from a list in the specified date. 46

47 iv) Subscriptions section allows you to view the details of your subscription. Extend is COMING SOON. Select Details to view a list of Property Reports seleted during your subscription. 47

48 v) Billing & Payments section provides you access to Payment History and Payment Methods. o o Select Payment History or All Purchases to review more information on purchases made in the GeoWarehouse Store. Select Payment Methods or All Payment Methods for more information on your stored credit card. 48

49 vi) Preferences in this section you can set General, Comparables Search and PDF Property Report default preferences. o The General tab allows you to set the default criteria for the Search Method, Location, Measure, Map Display & Layers. o For Comparables Search you can set the default search criteria and then Save Preferences. 49

50 o For the PDF Property Report, select the tab, choose ON or OFF for each section and Save Preferences. 50

51 IV. The GeoWarehouse e-store To go to the e-store catalogue, select the Shop icon web page. in the menu on the top right of the To return to the main menu and search window select the Omni Search bar. 51

52 The GeoWarehouse e-store provides you access to Title Search products from the Electronic Land Registration System of Ontario, MPAC reports and other real estate products such as a Condo Status Certificates, property surveys, and more Select the Shop icon to go to the e-store catalogue. From this window there are a couple of options to find the information you need: Select to open the catalogue and display all products. Select OR to access title history documents within the Electronic Land Registration System of Ontario such as the Parcel Register, Registered Plan and Instrument Images. Select OR to access MPAC property valuation, structural attributes, and land use information. Select under Other Real Estate Products to request a Condo Status Certificate, property surveys, and more. 52

53 You can access the e-store catalogue with or without a property selected however you will need to choose a property to continue. In the below window you will notice that No Property Selected is identified. To continue you can choose a property from the Use a recently viewed property list or select Search for a property in GeoWarehouse. In this example a property was selected from Use a recently viewed property. You can now choose from All Reports & Records, Statutory Reports, MPAC Reports OR 53

54 Other Reports. Select to see a sample of the product. 54

55 Select to start a purchase. A Product Details window will open and it includes a description of the report, Property of Interest details, and Product Exceptions. You can OR. 55

56 If you select a new window will open. o Select to go to the payment window to finalize your order (as shown below). o Select to return to the e-store catalogue to select other reports. If you select a new window will open. o Select to complete you purchase. o Select to return to the e-store catalogue to select other reports. 56
