FCI = requirement costs building replacement value Importance: Relative score for portfolio comparison Focus effort, prioritize attention Objective approach Keep it Current: Living database Real-time information for facility decisions, future planning Continuously measure building performance Low FCI = Good Indicates a facility is in better condition than others with a higher FCI. 7
8 FCI and Requirement Index (RI) Defined: RI is an index of facility condition based on the cost of deferred maintenance requirements + requirements anticipated in a 5 year outlook relative to the building replacement value. RI = all requirement costs + 5 year outlook building replacement value Low RI = Good Anticipate which buildings will be in better condition compared to others with a higher RI. 8
