3 RTU Process The challenge: With a fixed budget, how do you know which units to replace? We leveraged the SiteSage asset management system to identify the need for RTU replacement and to validate energy savings As a precursor to the program, Arby s, EIS and Powerhouse Dynamics developed a system using SiteSage to score each RTU EIS audited every corporate owned location and captured RTU asset data, entering this information into SiteSage Arby s collaborated with Lennox and Ecova to specify highefficiency equipment to meet our performance needs, reduce energy use, and meet utility rebate efficiency requirements Asset Scoring Expanded Capabilities: SiteSage Assets Application Capture: Custom mobile app to capture make, model, serial number, age, tonnage, condition, notes, and photos Onsite Scoring: Surveyor provides objective scoring of each unit and uploads information into platform Analyze: Online reporting, mapping & scoring enables quick sorting of thousands of units Maintain: Bar codes deployed facilitate future access to and updating of equipment data Mapped & coded by score range Leveraging the EMS RTU energy use reporting Remote thermostat control RTU performance analysis 3

4 Project Results New platform allowed Arby's to survey 940 restaurants in 93 days 2,600 + roof top units "scored" and entered into asset database Roll out of 378 replacement units and 8 installed in new builds in 2015 in an 8 month time period Update feature provides new live equipment information Expected R&M savings of $510K $112K energy usage savings Wins Installation cost of $285 (per ton), compared to $400 industry average Over $51K in early purchase equipment discounts Over $42K in rebates recovered by our partner Ecova RTUs planned for 2016 Winner: Most innovative RTU management approach by a participating partner Advanced RTU Campaign Efficiency Results Goal: 15% reduction from 2011 baseline in total energy consumption of company owned restaurants by the end of 2015 (Arby s Efficiency Matters) Achieved 15.2% reduction in total energy consumption Goal: 20% reduction in total energy consumption per transaction in company owned restaurants by 2020 (Dept. of Energy s Better Buildings Challenge) Exceeded DOE s Better Buildings Challenge Goal with a 24.2% reduction in total energy consumption per transaction (kbtu/transaction), four years ahead of schedule! * * Arby s corporate goal measures the average site energy reduction per restaurant, while the Better Buildings Challenge goal, factors in the increase in Arby s same store sales transactions. It also accounts for source energy losses created by energy generation and transmission. Similar results, different metrics! 8 Consistency is key A consistent grading system is extremely important. Bringing all of the personnel to be deployed together and making sure that all surveyors will grade the same way is essential to have an accurate survey.
