Background and Introduction This utility statement summarises information obtained from various service providers as background information to support a planning application submitted to Thanet District Council. The planning application is for residential development on land at Monkton Road, Minster, CT12 4EE. 2. Development Location and Proposals The site is located south of Monkton Road, Minster, Figure 1. It is a partially developed site that covers 1.5ha. Figure 1. Site location. Development Proposals The proposed development is for the construction of 36 residential dwellings, Figure 2. 3

11 A combined public sewer runs along Monkton Road from west to east. The sewer is 225mm diameter. A combined public sewer runs along the southern boundary of the site from west to east. Low voltage underground cables run along Monkton Road. The cable is on the opposite side of the road to the site in front of no. 68 but crosses the road to be on the same side as the site in front of no. 66. Underground service connections run to the existing properties. 10
12 4. Utility Infrastructure Supply Utility companies have been contacted to determine whether or not sufficient capacity is available to support the development. GTC (Electricity and Gas) Electricity Electricity connections to the site are available subject to minor off-site works. A budget cost for these works has been obtained. Gas Gas connections to the site are available subject to minor off-site improvement works. A budget cost for these works has been obtained. Southern Water (Water supply) A capacity check has been submitted to Southern Water for water supply to the site. Southern Water (Foul Sewage) A capacity check has been submitted to Southern Water for foul water discharge from the site. There is currently inadequate capacity within the public foul sewerage network. Southern Water has identified upgrades to the network which would be required to provide capacity and these are discussed in detail in the foul drainage management strategy that accompanies this application. 11

Conclusion This utility statement summarises information obtained from various service providers as background information to support a planning application submitted to Thanet District Council. The planning application is for residential development on land at Monkton Road, Minster, CT12 4EE. The proposed development is for the construction of 36 residential dwellings. A utility search report was commissioned in September The site is served by water, electricity, gas and telecom services. Electricity and gas connections to the site are available subject to minor off-site works. There are two utility restrictions that need to be addressed at detailed design stage: 1. A Southern Water combined sewer crosses the southern boundary of the site. This will have an easement either side to allow for future maintenance. 2. Upgrades to the public sewerage network are required to provide foul drainage for the site. 12
