No immediate financial report is available. NEIGHBORHOOD WATCH A paintball incident occurred in early March and 10 houses were affected (approximately). A Crime Prevention newsletter was sent out March 13 th. CURRENT BUSINESS Review any forms received One form received and approved for Jesse Mack to replace his fence with a new fence and some new pavement area. Elizabeth Fox house is still bank owned and is being fixed up to be put on the market. Mark Young s house on 45 th has sold and to close sometime in March. Sheila and Rod s home on 43 rd has sold and new owners to take possession once improvements have been made by bank. 2 nd letter mailed to Sean and Jody Freeman on March 8 th via certified return Receipt. A copy of that letter was sent to board members. The board president spoke with the owner and roof repair/replacement will happen by July along with Laurel Bush trimming. Progress will be monitored. A letter to Steve and Stacy Moss was also sent on March 4 th in regards to the condition of their yard. Some cleanup has been done to date. Progress will be monitored. Drafted: Page 1
4 Archey s notified Larry (board president) that there were some larger divot areas in the park that were liability issues and asked to fill them with top soil and reseed. The work was done in late February and cost approximately $ Spring is upon us and is a great time to do yard cleanup. The board is aware that it was a rainy February and early March and yard conditions are marginal. Please trim back bushes, trees, trim/edge yards and do leaf and yard debris clean up. Take a step back and look at your yard. Yard conditions also affect your neighbors. The board encourages homeowners to settle neighborly disputes. Please only contact the board when all attempts to reconcile fail. Due to damage done to tennis courts last Fourth of July, access to the tennis courts will be chained prior to, during and proceeding the 4 th of July this year. The Semi Annual Community Sale will be the last Saturday in April which is the 26 th. This is a great time to do spring clean up and socialize with the neighbors. One home has been sent to the boards attorney for collection. NEIGHBORHOOD WATCH Paintballing, car vandalism and suspicious vehicles were reported in the past couple months. Please be aware of your surroundings and report suspicious vehicles/activity. Sheila and Rod s home on 43 rd has sold and new owners have taken possession. A notice needs to be send to homeowners regarding yard condition. Spring is fast approaching and yards are looking pretty marginal. Time to make note of homes that are looking bad and send letters. Larry has attempted to call the court repair 3 times and sent s without success. He will attempt to make contact to get the courts repaired. Two s have been sent to Dave Carson in order to make contact with the last homeowner to not pay 2014 dues. No response back from the law office so a call will be make by weeks end to follow up on the request. A form for Dan Baxter on 127 th is reroofing with Pabco Paramount and an approved form copy has been mailed to him 4/23/2014. A homeowner on 120 th has requested permission to remove a cedar tree that is native growth. Shanda informed the homeowner that a certified arborist will have to be contacted at the owners Drafted: Page 1
6 expense and a report will need to be submitted to the board with detailed plans and photos before the board could review and approve it. Moss control needs to be done in the park. Archey s will be contacted. The park benches/tables need to be cleaned. Allen will ask his nieces to clean them and we will pay them $35 each to do it. NEIGHBORHOOD WATCH Lawnmower and gas can theft has occurred in the last few weeks. If you see suspicious activity, please call 911 and also let the association know via or message line. To subscribe to Neighborhood Watch md.harvey@comcast.net CURRENT BUSINESS Forms Received: Two Re-Roofing Requests on 45 th Both Approved Tree Removal on 122 nd for McDonald - Approved Yard Maintenance letters were sent out in late April. Some feedback was sent to the boards account. Shanda responded to homeowners that had a problem with the letters. We are asking all homeowners to please keep yards maintained which includes mowing lawns, trimming trees and bushes and keeping the overall appearance in harmony with other homes in the neighborhood. The courts have been pressure washed and the tennis court will be repaired when they are in the area next. The courts will be closed July 3-5 th to prevent any firework damage. Carson law office sent a letter to Moots regarding past dues. No response has been received to date regarding past dues or the letter. Follow up should be done within the next week to the Moots for payment or a lien should be filed. Traffic and Speed on 45 th has become a major issue and Shanda has received a lot of complaints via phone and message line. The board should address this situation and possibly consider installing speed bumps or other traffic calming devices. If any homeowners are interested in helping take this on, please contact Shanda shanda.murphy@comcast.net. A home on 44 th that is up for sale and that is in bankruptcy is in poor shape. The yard has not been maintained and there is also garbage littered around the yard and trash cans are overflowing. Attempts by the neighbor and by the association via phone and have gone unreturned. 8 Certified letter will be sent to the Real Estate Company (Remax) asking for compliance in yard maintenance. The board will need to decide on a new location to hold monthly meetings. The Starbucks was recently remodeled and is not conducive to holding meetings. The board also discussed the light timing at the new intersection at 44 th and 132 nd. It is a State Route Light. Deb Harvey sent Shanda links to follow through on this and who to contact. Mid Pac to complete work in the coming weeks. Carson law office sent a letter to Moots regarding past dues. No response has been received to date regarding past dues or the letter. Lien will be filed with Snohomish county by Shanda. Shanda has made contact with the Traffic Calming department for Snohomish County. It is in the early stages of assessment. This is a long process and will take several months. Annual meeting date and location have been set for Wednesday, November 5 th at 6:30 at the Hilton Lake Fire Station. See the HOA website for more information on the light timing on 132 nd and 44 th coming out of Sun Meadows. A commercial grade swing set bid was received by Sitelines in Everett. The board feels it is still too expensive and will still be declined by surrounding homeowners. The board is awaiting bids from Evergreen Tree and Best Tree service for deadlimbing the park. Larry to address this next week. Work will be done in September. A renter addendum to the CC&R s is not needed at this time. However a letter will be drafted by Shanda and sent to homes that are being rented out. The board is seeing an increase in rentals and feel like the matter of yard maintenance and upkeep needs to be addressed. Drafted: Page 1
