4 As a Mission Critical Data Center Opportunity Building Details Some of the building s systems and capabilities have been removed or changed but can be reconstructed to meet any data center use. BUILDING SIZE: ±639,298 SF CENTRAL UTILITY PLANT YEAR CONSTRUCTED: 1996 (BY ROCKWELL) DUAL FEED ELECTRICAL YEAR COMPLETED: 2000 (BY INTEL) DUAL LOOP FIBER ON-SITE ELECTRICAL SUBSTATION DATA CENTER WHITE BOX SPACE AVAILABILITY Turner Study In July 2010, Turner Mission Critical completed a study to review the existing facility to determine the feasibility for conversion from a semiconductor fabrication operation to one that will accommodate a mission critical data center application. (Complete study available under NDA.) Evaluation Summary In general, the facility appears to be structurally sound with adequate programming space to accommodate office, data center, mechanical and electrical rooms for a 120,000 SF Enterprise Data Center. Civil and Site Site conditions appear to be stable without any noticeable settlement, erosion or drainage issues. Structural The building appears to be structurally sound with ceiling and floor structure at all three levels to provide adequate floor loading in excess of 200 pounds per square foot. Live load. Electrical The site substation was previously fed by two (redundant) medium voltage feeders for a total of (4). That included (2) 37kV 40mW independent feeds which are stepped down to 12.4kV at the main substation, and what appears to be (2) 12mW 12.47kV independent auxiliary feeds. The feeds came through independent switchgear lineups and can be cross connected in the event of failure. The building electrical capacity provides up to 90+ MW with 20 MW of power feed to the FAB building. EXISTING COLORADO SPRINGS DATA CENTER FACILITIES I. 5 As a Mission Critical Data Center Opportunity Data Center Utility Cost and Energy Use Swanson Rink has developed a data center model that allows the firm to compare both utility usage and utility costs for specific geographic locations. This is a valuable tool for the site selection process. Plate and frame heat exchange in series with the cooling towers and chillers. Chilled water CRAC units with under floor air distribution. Air handling units serving terminal air units in office area. Chilled water CRAC units and fan coils serving Colorado Springs Information ancillary spaces. Utilities Colorado Springs Utilities (Springs Utilities) is a four-service municipally owned utility that provides some of the most reliable and low-cost services in the nation to citizens and business in the Pikes Peak region. One of the benefits of being a community-owned utility is the ability to keep rates down by reinvesting revenues back into operations. Springs Utilities offers some of the lowest rates in the United States, offering multiple rate options including fixed price options and a larger power and light rate (approximate 4.7 per kwh) for qualified large customers.
