5 Message from the Director While our 2012/13 Metrics Report presents rich data and many numbers about the management and operation of Pierce County facilities, we maintain dedicated focus upon the people working, visiting and living within them. Living in County facilities? Yes, three separate jail / detention facilities operate 24/7 and are small towns in some respects. Complex facilities support the complex operations, and the jails are but one example of a complex built environments that is part of the Pierce County Facilities Management asset inventory. Balancing the program needs of County departments to ensure that they are confi gured and maintained to standards that allow services to be delivered by County programs, is a prime focus of our work. Maintaining the building and grounds with costs in mind, both the behind-the-scenes mechanical and conveyance systems and equipment, and the more obvious and apparent elements that patrons notice, is our foundation from which Facilities Management rises. We are pleased to present this annual report that charts the dollar cost over time of building performance and provides information about County program placement. Benchmarking buildings against the most recent regional data from International Facilities Management Association (IFMA) helps Pierce County Facilities Management know if it is meeting the standard in operating costs. Our success depends upon knowledge. You play a critical and important role by providing input, ideas, and feedback about how we can improve our service delivery. In August of 2013, IT assumed 661 square feet of space from Human Resources for computer training. This is an older facility with no signifi cant system upgrades. Note: Human Resources offi ces are split between 901 (County Owned) and Merit (Leased) buildings. The building is uninhabitable and recommended for demolition. Increased repairs and maintenance costs ($2.86/sq ft) were due to relocation of stored medical records and mold abatement. The relocation provided improved operational efficiency and better customer service access and accommodations. In 2012 and 2013, the rise in repairs and maintenance costs was due to the installation of fencing for the new generator, and additional cabinet work for the tenant. 32 Square footage Medical Examiner 18,060 The Offi ce of the Medical Examiner has unique facility needs that do not fi t into IFMA standard benchmarks. Therefore, IFMA benchmarks indicated here are best estimates based on area usage. The Medical Examiner has several special requirements related to cleaning, sanitation and storage accounting for high maintenance and operations costs. In addition, over the past few years, focus has been given to lighting upgrades, fl ooring replacement, and space reconfi guration. In 2011/12, there was over $27,000 spent in carpeting and lighting projects for the Medical Examiner; 2012/13 included a smaller lighting project. Primary usage: Offi ce / Public Services Public Hours: 8:30 a.m. - 4:30 p.m., Monday - Friday Special attention and refreshing have been given this facility over the past three years, ranging from general maintenance to a small kitchen remodel.
