6 Introduction: About This Workbook Learning objectives Workbook conventions This user guide is designed for TREB Members who want to learn how to use Stratus MLS Mobile. After completing the material in this user guide, you will be able to: download and install Stratus MLS Mobile on your iphone/ipad perform searches in Stratus MLS Mobile delete and add fields in a search work with search results in List or Map view sort listings view a listing s details view additional photos contact the Listing Brokerage/Listing Salesperson view a property s location on a map a listing obtain driving directions to a property. The workbook uses the following conventions: The names of objects that require user action, such as tapping menu items, buttons, or links are in bold. Example: Tap New Listings. Labels such as names for dialogue boxes, toolbars, tabs or fields are capitalized. Example: The Print dialogue box appears. Throughout the workbook, you will see two types of icons in the left margin: The light bulb signals a tip that will help make your tasks easier. 10 What is Stratus MLS Mobile? How to obtain Stratus MLS Mobile Stratus MLS Mobile is a free iphone/ipad app that allows you mobile access to TREB s MLS listings and data. Stratus MLS Mobile can be installed on your iphone or ipad, or both. Although there is no difference in functionality or accuracy between Stratus MLS Mobile on an ipad or on an iphone, the screens are different due to the difference in size between the devices. Something that would appear in on a single screen on the ipad, for example, might be divided onto three screens on an iphone. Since it is relatively more challenging to work on the much smaller iphone than the ipad, these instructions are written from the perspective of an iphone user. Before you can start working with Stratus MLS Mobile, you have to install it on your device. Stratus MLS Mobile is a free download from the Apple App Store. 1. On your ipad or iphone, tap the App Store. The App Store opens. 2. Tap Search. 6 Searching in Stratus MLS Mobile

11 Search Apple App Store 3. Tap the search field at the top of the screen and type treb mls (it is not case-sensitive), then tap Search. Stratus MLS Mobile appears in the search results. Type treb mls Search Search Searching in Stratus MLS Mobile 7

12 4. Tap Stratus MLS Mobile in the list of results. A description of Stratus MLS Mobile appears. 5. Tap FREE. The button turns green and INSTALL APP appears. FREE Install the app 6. Tap INSTALL APP. The Apple ID Password pop-up appears. 7. Type your Apple ID Password. This is the same password as the one you use for itunes. Remember, the password is case-sensitive. 8. Tap OK. Stratus MLS Mobile downloads to your device. 9. Once the download has finished, tap Stratus MLS Mobile s icon on your device. Stratus MLS Mobile opens and you are asked to select your MLS provider. 8 Searching in Stratus MLS Mobile

13 Tap Toronto MLS Select MLS provider 10.Tap Toronto MLS. Stratus MLS is set to access TREB s data. You can now log in to Stratus MLS Mobile. You have learned to download Stratus MLS Mobile to your iphone/ ipad. NOTE: Stratus MLS Mobile, like many mobile apps, uses geolocation to determine where you are. Make sure that you have this feature enabled under Location Services in the iphone/ipad s Settings. Logging in Stratus MLS Mobile uses the same security protocols as TorontoMLS. You need to log in using your authenticator. To log in: 1. Once Stratus MLS Mobile has been installed on your device, tap the icon to launch the app. The Welcome! screen appears. Searching in Stratus MLS Mobile 9

14 Stratus MLS Mobile Log In 2. You log in to Stratus MLS Mobile the same way you log in to TorontoMLS: with your authenticator. Tap the Username field and type your seven-digit Member number. 3. Tap the PIN # field and type the four-digit PIN number associated with your authenticator. 4. Tap the Authenticator Password field and type the six-digit password obtained from your authenticator. 5. Tap Log In. The Main Menu appears. TIP: When you log in subsequently, a pop-up window may appear asking if you want to continue with a previous session or to start a new session. This can be quite useful: if you had to close the app before you could finish your work, you can easily return to it. NOTE: To log out of Stratus MLS Mobile, return to the Main Menu and tap Log Out. Stratus MLS Mobile will also time out, logging you out of the application after 30 minutes of inactivity. Your device's Auto-Lock, however, does not log you out of Stratus MLS Mobile necessarily. Just sign back into 10 Searching in Stratus MLS Mobile

15 your iphone or ipad, Stratus MLS Mobile will reappear, and you can continue working. Main Menu The Main Menu on the iphone or ipad is divided into two sections. Lists of your content are at the top, which include Favourites, My Listings, and Contacts. Help is also found in this section. The second section contains the searches. Tap any icon to open it. 16 NOTE: The Menu on the ipad is found by tapping Menu at the top-left of the screen. Searching in Stratus MLS Mobile There are eight property searches in Stratus MLS Mobile: New Search Homes for Sale Homes for Lease Open Houses Last Update MLS# Search COM Available New Listings To search for properties: 1. To begin a particular search, tap its icon, for example, Open Houses. NOTE: ipad users will need to tap Menu to have access to the search icons. New Search TIP: If you opened the wrong search, tap Done (in some cases), then Back to return to the Menu screen. We will explore the New Search and the options associated with it. After you have learned these skills, they can be applied to the other searches. New Search should not be confused with the New Listings search. A New Listings Search is preset to search listings loaded into the MLS System in the past month (although that date can be edited on a per use 12 Searching in Stratus MLS Mobile

17 basis). New Search is used when you want to start a new search from scratch using the fields that are of interest to you. To start a New Search: 1. From the Menu screen, tap New Search. You are asked to enter the most basic search parameter: class. TIP: Class is not a mandatory field in Stratus MLS Mobile. By default, Residential Freehold (the most common search) is selected. To search for all classes, you may tap Residential Freehold to remove the check mark, or select the other two classes in addition to Residential Freehold. Class criteria 2. Tap to select Residential Freehold, Residential Condo & Other, or Commercial. In this example, we will leave the default selection, Residential Freehold, selected. TIP: You will notice a Not operator on this screen. Selecting Not will eliminate the selected class or classes, above. For example, if you wanted to eliminate Searching in Stratus MLS Mobile 13

18 all Commercial listings from the search, you could select Commercial and then select Not. 3. Tap Done. A screen of search fields appears. Swipe down the screen to see them all. A count of the number of found properties appears at the bottom of the screen. NOTE: ipad users do not need to tap Done after selecting a criterion to return to the criteria list. All criteria are found in a single, vertical list on an ipad. Just tap the next field that you want to modify. Search criteria screen on an ipad 14 Searching in Stratus MLS Mobile

19 Menu List of fields Counter Freehold search fields 4. In this example, we want to search for 3 to 4 bedroom homes in Newmarket and Aurora. Tap Area. The Area screen appears. TIP: Show All, selected by default, allows you to see all of the Areas. When you select GTA, only the Areas found in the GTA appear. In our example, it would make sense to select GTA except that when you do so, not only do all of the Areas in the GTA appear, but they also become selected. If you want to use only one Area, you have to deselect 4 items. For this search, it is simpler to leave Show All selected, then scroll down to select York. Searching in Stratus MLS Mobile 15

20 Done Area 5. Scroll through the list of Areas, select York, then tap Done. 6. Tap Municipality, select both Aurora and Newmarket, then tap Done. 7. Tap List Price, then using the spinner, select a maximum price of $500,000. Tap Done. 16 Searching in Stratus MLS Mobile

21 List Price spinner 8. Tap Bedrooms and using the spinner, select a minimum of 3 and a maximum of 4. Tap Done. 9. Tap Washrooms, and using the spinner, select a minimum of 3. Tap Done. 10.Tap A/C and select Central Air. Tap Done. 11.Tap Garage Spaces, and using the spinner, select a minimum of 2. Tap Done. TIP: The counter at the bottom of the screen indicates the number of properties that are found. If the number is too low, or too high, revise your criteria. 12.Tap the Save (star) icon on the bottom of the screen (top right for an ipad) to save your criteria (if you intend to use this search in the future). 22 Favourites Map List Save the criteria 13.In the pop-up, tap Add Search To Favourites. The search is saved to your list of favourite searches in Stratus MLS Mobile and New Stratus. 23 Using Edit to enhance search criteria Deleting fields from a search 14.To submit the search, tap Map (if you want to view the results plotted on an interactive map) or List (if you want to see the search results arranged in a vertical list). The search results appear. NOTE: ipad users don t have to select Map. Map is displayed by default. On an ipad, List is found at the top left of the screen. You have successfully created a New Search in Stratus MLS Mobile. To learn how to work with the results go to Working with search results in a Map view, or Working with search results in a List view. To learn how to add additional fields to a search, go to the next section. Strictly speaking, Stratus MLS Mobile doesn t have a search called Flex, like the MLS System does. You can still customize a search by adding fields of your choice by tapping Edit at the bottom of any search criteria page. Edit allows you to delete any existing search criteria or add additional fields not normally present in the selected search. For example, a New Listings search only has nine fields. Using Edit, you can add as many fields as you want (and save it, if you wish). To delete search fields from a search: 1. Start a search or open a saved search. 2. At the bottom (top left on an ipad) of the screen tap Criteria, if necessary, to view the search s criteria. 3. At the bottom of the criteria screen, tap Edit. The existing search fields appear. Fields that you may remove are indicated by red icons. Searching in Stratus MLS Mobile 19

25 5. Tap Delete to delete the field. 6. When finished editing the fields, tap Done. The red icons disappear. You have learned to delete a field from a search using Edit. To learn how to add fields to a search, go to the next section. Adding fields to a search You can add as many fields to a search as its Class and Availability permits. To add fields to a search: 1. Start a search or open a saved search. 2. At the bottom of the screen, tap Criteria, if necessary, to view the search s criteria. 3. At the bottom of the criteria screen, tap Edit. The existing search fields appear. 4. To add a field, tap + at the bottom of the screen. The list of fields appears. 5. Select one or more fields to add to the search criteria. You can only add one field at a time. 6. Save the search. Example: We want to search for industrial lease properties that could be suitable for the storage of 53 truck trailers. 26 1. From the Menu screen, select COM Available. A map of your immediate area appears. 2. Tap Criteria at the bottom of the screen. A list of searchable fields appears. 3. For Sale/Lease, select Lease, then Done. 4. For Area, select Peel then Done. 5. For Municipality, select Brampton and Caledon, then Done. 6. For Type, select Industrial, then Done. 7. Tap #Truck Lev Ship Drs and using the spinner, select a minimum of 1, then select Done. 8. To add Remarks For Clients to the search, we need to edit the search. At the bottom of the screen tap Edit. 27 Tap + Fields in Edit 10.Swipe down the list of fields and select Remarks For Clients. The search criteria screen reappears. Remarks for Clients is now in the search s criteria list. Remarks For Clients Add a Field Searching in Stratus MLS Mobile 23

28 11.We will now modify the field s search parameters. Tap Remarks For Clients. The field parameter screen appears. 12.Tap Add Value. The Add Value screen appears. Add Value Add Value 13.Tap Starts With and then select Contains. Starts With 14.Tap Enter Text and type the text that you want to search. In this example, type 53, then select Remarks For Clients at the top of the screen. The search parameters of the field reappear. 24 Searching in Stratus MLS Mobile

29 Remarks For Clients NOTE: The reason why we entered 53 is because this is a common search criterion due to length of the trailers: 53 feet. 15.In this example, we want to add two more items. Repeat Steps 13 to 15 to add: trailer storage outdoor storage. 16.When you are finished entering text into the field, tap Done. Done Searching in Stratus MLS Mobile 25

30 17.Save your search. Working with search results in a Map view 18.Tap Map or List to view the results. You have successfully learned to edit a search in Stratus MLS Mobile by adding additional search fields. To learn how to work with the results of a search in a List view, go to page 29. To learn how to work with the search results in a Map view, go to the next section. When viewing the results of a search in Map view, you will see coloured push-pins, which indicate the location of the properties and the prices of the found properties. A count of the number of displayed listings appears at the bottom of the screen. Not all properties will display on the map: if a property does not have a geocode, or if it is incorrectly located, it may not appear. These properties will appear in the List view, however, which does not search by geocode. TIP: MLS Rule 301 states that The Listing Brokerage is responsible for the accuracy of all information submitted by the Listing Brokerage to the MLS System. If you are a Listing Salesperson or Brokerage, always confirm that your listing is mapped in the correct location. If the property is in the wrong location, it only takes a few seconds to fix. In this way, Co-operating Salespeople and Brokerages will be able to find your listing on the map. TIP: The colour of a push-pin displayed on the map is related to the property s status. To see a legend explaining the colour code, tap the curled paper icon on the bottom right of the screen. A colour code for the push-pins 26 Searching in Stratus MLS Mobile

31 appears. You can also switch between map types (Street Map, Satellite, or Hybrid) on this screen. To close the legend, tap Done. TIP: To zoom into a particular area of the map, double-tap or pinch the screen. To zoom out, spread your fingers across the screen. As you zoom in or out, the number of displayed properties may change. TIP: The Map has a feature which returns your geographic search focus back to your current location, provided that you have enabled Location Services on your device. Perhaps you want to compare search results in one area with one far away. After looking at results in the distant location, you want to compare those results with properties in your current location. Tap the arrow located at the top-right of the screen. The map will centre at your current location indicated by a blue dot. To view a property s details: 1. After entering the last criterion in your search (and after saving, if desired), tap Map. The listings appear plotted on a street map. The price of the listing appears at the bottom of the pin. 2. Manipulate the map by zooming in or out and moving the map, if necessary. In this example, one of the industrial listings is almost off the screen. Pinch the screen to zoom out slightly. The address, along with some basic features of the property, will appear in a pop-up. TIP: To close the pop-up if the property is of no interest, tap the middle of the pop-up or tap the map. 4. To view a detailed report of the selected property, tap the blue and white chevron to the right of the pop-up. The listing appears. 28 Searching in Stratus MLS Mobile

To learn what you can do with the listing, go to Working with options on a listing. List view has an advantage over Map view: Map view cannot display properties that are missing a geocode. Also, if a property is mislocated, it may not appear in the map results. After selecting your criteria, tap List at the bottom of the screen. A maximum of 100 search results appear. The results of your search display in a vertical list sorted by price, from least expensive at the top to most expensive at the bottom. A thumbnail photo of the listing appears to the left. 34 Changing the sort order To change the sort order of the results in a List: 1. At the bottom of the search results, tap Sort. The fields available for sorting appear. The default, List Price, is sorted in ascending order as indicated by the upward pointing chevron. Sort 2. Tap a field to sort by that field. A blue and white chevron appears beside the selected field. In this example, we tapped Bedrooms twice to sort it in descending order. 30 Searching in Stratus MLS Mobile

35 TIP: Tap a field a second time to change the sort order from ascending to descending. Done Bedrooms sorted in descending order NOTE: You can sort by one field at a time. Multi-level sort capability is not found in Stratus MLS Mobile. 3. Tap Done at the top of the screen. The search results reappear sorted by the selected field. n NOTE: Sorting by Address can produce some unexpected results. Address is a concatenated field, which means that it is a combination of street number, street name, unit number (if available), street abbreviation, and street direction. Since it is a combination of numbers and text, it cannot be sorted numerically; it has to be sorted alphabetically beginning with the first character, then the second, and so on. The end result of sorting by Address could be a sort order where 1300 Hollyberry Drive comes before 140 Birchbank Road, which comes before 16 Hollyberry Drive. You have learned to sort the results of a search. To learn how to view a listing s details, go to the next section. Viewing a listing s details To view a full listing: Searching in Stratus MLS Mobile 31

36 1. Tap a listing in the list of search results. The full listing appears. NOTE: What you see is determined by your device. If you are using an ipad, you see a Broker Full report. All the listing details appear. When viewing the listing on an iphone, due to its much smaller screen size, some of the fields are hidden (e.g. Room Sizes/Descriptions, Remarks for Brokers, Extras, etc.). TIP: If you are working on an iphone, you will need to scroll down to view the Listing Salesperson and Listing Brokerage information. 2. There are no next or previous buttons to navigate from one listing to another. To view another listing, tap Back at the top of the screen. 37 Working with options on a listing Viewing listing details NOTE: The arrangement of the icons is dependent on whether you are using an ipad or iphone. In this documentation, we will refer to the arrangement found on the iphone. 1. To view the details of a listing, tap Details. The Details view of the listing appears. 2. The listing details vary depending on whether you are using an ipad or an iphone. In addition to the fields on the listing, you will see the main photograph for the property. 38 Viewing additional listing photos 1. To view additional photos of a listing, provided that they are available, tap Photos. The main property photo appears along with basic listing details (e.g. address, bedrooms, washrooms, etc.). 2. Swipe across the screen to move from one photo to another. Photos Indication of the number of photos available Photos view of a listing on an iphone TIP: The white dots at the bottom of the screen indicate the number of photos on the listing. NOTE: ipad users see a tumbnail gallery of the listing s photos. Tap a thumbnail to view a larger version of the picture. Swipe the screen to see the next, large photo. To return to the thumbnail gallery, tap the gallery icon on the bottom right of the screen. 34 Searching in Stratus MLS Mobile

39 Viewing the listing s map location 1. To view the map location of the property, tap Map. The property's location, indicated by a push-pin on a street map, appears along with basic listing details. Map Map view of a listing 2. Pinch the screen to zoom in, spread your fingers to zoom out, or swipe across the screen to move the map. NOTE: To change the map type, for example, to Satellite, tap the curled paper icon on the bottom right of the screen. Contacting the Listing Salesperson The telephone icon is used to contact the Listing Salesperson. This feature is only of use on an iphone since an ipad has no telephone capability. To call the Listing Salesperson: Searching in Stratus MLS Mobile 35

40 Contacting the Listing Brokerage 1. Tap the Telephone icon. A confirmation pop-up appears. 2. To place the call, tap Call. The dialing sequence of the iphone initializes and the call is placed to the Listing Salesperson. 3. When the call is finished, hang up. Stratus MLS Mobile returns to the screen. You have learned to contact the Listing Salesperson. To learn how to contact the Listing Brokerage, go to the next section. The Telephone icon is programmed to call the Listing Salesperson. What if you want to book an appointment to view the property? MLS Rule 505 states that appointments to view a property need to be made through the Listing Brokerage. Instead of using the Telephone icon, which calls the Listing Salesperson, tap the name of the Listing Brokerage at the bottom of the listing. The hyperlink will provide you with contact information including telephone and fax numbers. To call the Listing Brokerage: 1. View a listing s details (tap Details, if necessary). The Details view of the listing appears. 2. Swipe down to the bottom of the listing. 3. Tap the Listing Brokerage s name. A new window of contact information appears. 36 Searching in Stratus MLS Mobile

41 Details Contact information Listing details (bottom) 4. The window displays the Listing Brokerage s mailing address, telephone number, fax number, website address, and address, if available. In this example, we want to phone the Listing Brokerage. Tap the phone number. A pop-up confirmation appears. NOTE: Since an ipad can t make telephone calls, selecting the telephone number field will be of no use. This feature only works on an iphone. 5. Tap Call. Your iphone s dialing sequence begins. Proceed with the call. 6. When are you done with the telephone call, tap Done. The telephone app closes and Stratus MLS Mobile reappears. 7. Tap Done to close the Brokerage Information page. The listing reappears. You have learned to call the Listing Brokerage. To learn how to add a listing as a Favourite, go to the next section. Searching in Stratus MLS Mobile 37

42 Adding a listing as a Favourite Saving a listing as a Favourite is an efficient way of revisiting the listing in the future in Stratus MLS Mobile or in New Stratus. You can add a listing to your Favourites list from either Details, Photos, or Map view. A maximum of 100 Favourite listings may be saved. To add a listing to Favourites: 1. View a listing in Details, Photos, or Map view. 2. Tap Favourites (star icon). Favourite options appear. You may: add the listing to your list of favourite listings for later retrieval, add the search, which found this listing, to a your list of favourite searches, go to your list of favourite listings, or go to your list of favourite searches. Favourites 3. In this example, select Add Property to Favourites. The listing is saved to Favourite Properties in Stratus MLS Mobile as well as in New Stratus. 38 Searching in Stratus MLS Mobile

43 Add Property To Favourites Add Property To Favourites TIP: If you accidentally saved a property, tap Favourites (star icon) again, then select Remove Property From Favourites. NOTE: Favourite Searches and Favourite Properties are linked from New Stratus to Stratus MLS Mobile. If you save in one program, it will appear in the other. To access Favourite Properties in Stratus MLS Mobile, return to the Main Menu (start screen), tap Favourites, and then select Go to Favourite Properties. You have learned to save a listing to Favourites. To learn how to a listing, go to the next section. ing a listing In order to a listing from Stratus MLS Mobile easily, the address of the intended recipient should be in your Contacts list in New Stratus. If the address of the intended recipient is not in Contacts, you Searching in Stratus MLS Mobile 39

44 may add them to the before sending the message, but there are several steps involved (see Tip on page 42). TIP: If you have just purchased a new iphone or ipad, don t forget to set up an account on it. It doesn t matter what type of account you use just as long as you can send and receive through it. If you don t set up an account, you will not be able to listings to a recipient. NOTE: The default address of your mobile device may be the address given to you by your access provider (e.g. Rogers). When you are connected to your access provider using a 3G connection, that will be the address that Stratus MLS Mobile will use to send mail. If you are connected to the Internet using a wireless connection, your mobile device may send the through a web- account like Hotmail/Windows Live Mail, Gmail, etc., if such an account has been configured on your device. What s the problem? Your client will get the , but they may get it from a different account depending on your Internet connection. To a listing to a recipient: 1. View a property in Details, Photos, or Map view. 2. Tap Send. An form appears. Send 3. Tap the To field. The contents of your Contacts folder appear. 40 Searching in Stratus MLS Mobile

TIP: To send the to a recipient not found in Contacts, tap Addresses at the top of the list of contacts (see Step 4), tap the green and white + beside New Address, type the recipient s address, and select OK. Repeat these steps for other recipients not found in Contacts. To return to the list of contacts, tap To. These extra recipients will not be added to your Contacts list. Contacts must be added in New Stratus. 6. To customize the Subject of the , tap Subject, type the subject of the message, then select Done. 7. To customize the message body of the , tap Message, edit the message as desired, then select Done. 8. If you want to select from one of the other ten formats available (e.g. Flyer) tap Form, then select the desired report format. In this example, we accept Client Full. 10.To send yourself a copy of the , slide Send me a copy to the ON position. It is always a good idea to send yourself copies of listings ed to clients for your records. In this example, select ON beside Send me a copy. 11.By default, Include a map is set to ON. 48 Obtaining driving directions to the property 12.To send the , tap Send. The sends to the recipient(s). You have learned to listings to a recipient. To learn how to obtain driving directions to a property, go to the next section. Driving directions are obtained through Google Maps. This is actually the Maps application of your device but it receives the address of the property from Stratus MLS Mobile. To obtain driving directions to a property: 1. View a property in Stratus MLS Mobile in Details, Photos, or Map view. Driving directions 2. Tap the Directions (automobile) icon. Google Maps appears in a new window but Stratus MLS Mobile continues to operate in the background. The map displays driving directions from your current location to the property. Your location is indicated by a green pushpin and the property s location is indicated by a red push-pin. 3. Tap the curled paper icon at the bottom right of the screen. The page peels back. 49 Map options Driving Directions Drop Pin. Drop Pin drops a new push-pin on the map which can then be moved, shared, or used to obtain other directions. Print. While you can print the map, you need a wireless, AirPrintenabled printer. Many printer manufacturers support AirPrint. To see which models are compatible, go to click Support, and do a search for AirPrint. Open the article titled ios:airprint 101. Show Traffic. This feature places coloured lines on the map: Green traffic lines indicate normal driving conditions. Yellow or Orange traffic lines indicate some congestion. Red traffic lines indicate heavy, slow traffic. Satellite. You can view a satellite map of an area and zoom in to a remarkable level of detail. Searching in Stratus MLS Mobile 45

50 Returning to Stratus MLS Mobile Hybrid. This is a combination of a standard street map and a satellite map. List. List disables the map and provides written driving directions. You have learned to work with driving directions to a listing. To learn how to return to Stratus MLS Mobile from the driving directions map, go to the next section. When you selected Directions, another application opened: the default Maps app on your device. Stratus MLS Mobile did not close; it was covered and hidden by the Map application. Since you opened another program, there is no Back button to return to Stratus MLS Mobile. To return to Stratus MLS Mobile: 1. Double-tap the Home button on your device.
