Caldwell County s Tier I designation offers the most desirable tax incentives in North Carolina. Regionally, the data center is ideally located in close proximity to numerous metropolitan markets. Charlotte and Asheville are 70 miles from the data center, Greensboro is 100 miles away, and the Raleigh-Durham region is roughly 170 miles away. Electric rates range from $.045 to $0.055 per KWH for high load customers. Power incentives are also available. 45.7% of Duke Energy s power is generated at Nuclear Generation Plants. Duke energy offers a diverse generation portfolio that ensures rate stability and offers green energy blends.

10 R E G I O N A L P R O F I L E Regional Gateway The Lenoir Powered Shell Data Center is located in Caldwell County, North Carolina along the newly expanded US-321. The Data Center is conveniently located 70 miles from both Charlotte and Asheville, North Carolina, and 100 miles from Greensboro. The location provides convenient access to three (3) major airports, in addition to the Hickory Regional Airport located 18 miles away. Tax Incentives Caldwell County's incentive classification by the State (Tier I County) allows for companies to take the greatest advantage of tax credits, sales and use tax discounts, exemptions and refunds, discretionary programs, and other cost-saving programs. The City of Lenoir property tax rate is $0.56/$100, and Caldwell County is $0.63/$100, which is among the lower twenty percent in the state. Lenoir Lands Google In 2007, Caldwell County announced Google s massive data center. $600 million expansion plans have recently been announced. In June of 2013, Lenoir added another international data center with Centrilogic s acquisition of the Dacentec data center. Google Data Center Lenoir, NC Charlotte, North Carolina Low Natural Disaster Risks Lenoir, North Carolina is located in an area known for its low risk of natural disasters. The area benefits greatly from an equitable climate with moderate year-round temperatures. Access to High-Tech Workforce Caldwell County Community College is part of North Carolina s 58-campus community college system, and is nationally recognized for its customized workforce training programs such as the customized program put in place to assist Google s data center operations in Lenoir. Additionally, the state s 16-campus renowned university system and extensive private university sector are integral to North Carolina s strong research and development infrastructure. The North Carolina Data Center Cluster Over the past five (5) years, North Carolina has witnessed a flurry of substantial data center investments. Google, Apple, Disney, Wipro, American Express, EMC, AT&T, Bed Bath & Beyond, Time Warner Cable, and IBM among others have all positioned data centers in North Carolina.

11 B E S T D A T A S I T E S Best Data Sites Certification The data center site selection process can be a lengthy, costly, and inconsistent science. Best Data Sites Certification is a consolidated standards system whereby the strictest industry site selection requirements are used to evaluate potential data center sites and buildings within a weighted scoring matrix. BDS Alliance & the BDS Standards The BDS Alliance is an independent board comprised of data center professionals and companies. The alliance is charged with the creation and continued evaluation and maintenance of the BDS Standards. These standards are key to creating an efficient, reliable, and cost effective data center site selection evaluation process. Lenoir Powered Shell Data Center is Now BDS Certified The existing 117,600 SF Lenoir Powered Shell Data Center, located in Lenoir, North Carolina, is now Best Data Sites Certified. Highlighted features include abundant, low cost, scalable power; diverse fiber connectivity; excellent water/sewer infrastructure; and a low natural and man-made threat risk. Recent Transactions Towards the end of 2012, multiple Best Data Sites Certified data center properties transacted in the marketplace. In November, Bed Bath & Beyond purchased a 50,000 SF BDS Certified data center shell in Catawba County, North Carolina. DataChambers also purchased a certified data center in October in the Raleigh-Durham area of North Carolina. North Carolina data center operator and hosting services provider Dacentec Inc. retained the services of Five 9s Digital to represent them in the sale of their data center and operations. Their Lenoir, NC data center was BDS Certified in 2012 and, in June of 2013, the data center and operations were acquired in a deal by CentriLogic. Certification & Economic Development Partnerships Over the past year, data center recruitment efforts have become increasingly collaborative in nature. The same can be said for Best Data Sites Certification. Economic development groups, land and building owners, and utilities companies have partnered together throughout the certification process, seeking to improve their region s competitive advantage as it relates to landing new data center initiatives.
