2 By Terry Cunningham BHHOA Treasurer The above is a list of investments. Cash balances are invested in a money market accounts and CD s at present. We can invest them in treasury bills and notes, money market funds and certificates of deposit as long as we do not incur capital risk. We maintain $246k in reserves for capital improvements and major repairs. We have another $209k in operating and planned spending funds. Dues are due on the first day of each January and July. They are delinquent on the 30th of each of those months as stated in the COLLECTION POLICY. It is important that each homeowner pay his/her dues promptly to enable our Association to continue providing service at low cost and to avoid being charged fees for untimely payments. We have some repair and improvement projects planned for the next one to five years. If you would like to know about these or be involved, please notify us at info@bollingerhills.org. Let s Go Paperless Currently we have only 100 homeowners who wish to go paperless and not receive a statement for each billing cycle. They will receive an to let them know the dues and when they are due. Their statement will be attached for their reference. Just give us authorization in writing and we will no longer send statements. You only need to make sure you send us $240 each January 1 and July 1. Help us keep your dues low and be green at the same time. You can send an to BollingerTreasurer@bollingerhill.org or send us a note by US Mail. You can drop that note in my mailbox at 309 Mare Lane. Also, you can sign-up with our portal, PAYLEASE to pay your dues by e-check which only costs you an additional $2.95 or at total of $ You can set this up to automatically pay dues for each semi-annual payment. No landscaping project is complete without a variety trees & shrubs. Here in San Ramon, now is the best time to get your new trees and shrubs in the ground! Trees are essential for landscaping because they can provide privacy, protection from wind, shade on those hot summer days, wildlife habitat and even entertainment for children who like to climb them. Fruit & nut bearing trees can bring an added bonus of delicious fresh edibles to your table. Shrubs on the other hand, are deciduous or evergreen plants that can add a variety green tones to your garden. Shrubs can also provide flowers in the spring and summer months as well as beautiful fall color. Shrubs are useful as visual screens, accent plants and also attract hummingbirds and butterflies. California Native/Mediterranean trees and shrubs are naturally adapted to our dry climate that receives our limited rainfall in the months of Nov - March. Select plants that grow in Sunset Zone 14 for plant cold hardiness: ZONE 14: Northern California s inland areas with some ocean influence Marine air moderates parts of Zone 14 that otherwise would be colder in winter and hotter in summer. The opening in Northern California s Coast Ranges created by San Francisco and San Pablo bays allows marine air to spill much farther inland. The same thing happens, but the penetration is not as deep, in the Salinas Valley. Zone 14 includes the cold-winter valley floors, canyons, and land troughs in the Coast Ranges from Santa Barbara County to Humboldt County. The milder-winter, marine-influenced areas in Zone 14 and the cold-winter inland valley within Zone 14 differ in humidity. For example, lowland parts of Contra Coastal County are more humid than Sacramento. Fruits that need winter chill do well here, as do shrubs needing summer heat (oleander, gardenia). Over a 20-year period, this area had lows ranging from 26 to 16º F ( 3 to 9ºC). Weather records show all-time lows from 20 down to 11ºF ( 7 to 12º C). Local plant nurseries such as Sloat s in Danville, Orchard Nursery in Lafayette (not Orchard Supply Hardware), and Alden Lane Nursery in Livermore carry quality plants with helpful staff that can answer specific questions about plant selection. At a time when many residents are upgrading their homes, it is especially important that architectural review controls be in place to preserve the high property values we all enjoy.

The BHHOA Architectural Review Committee (ARC) must approve any architectural or landscaping change that impacts the view of your property from the street. The ARC is the review and approval point for modifications of structures and landscaping. The review process ensures that property values are maintained and the character of the neighborhood is preserved. At a time when many residents are upgrading their homes, it is especially important that architectural review controls be in place to preserve the high property values we all enjoy. The best place to start is our website: Here you can find guidelines regarding selection of materials for your project. Selection of pre-approved materials and product types can substantially reduce the time needed for approval. You can also find the ARC Review Request form. How to Obtain Architectural Approval: To request architectural approval for your project, you will need to first complete the ARC Review Request form. Include any plans, color schemes, roof types, and any other pertinent data. For simple requests, you can complete the form using your computer, save the file and then it as an attachment. If you use Outlook or another program on your computer, you can take advantage of electronic submission. Complete the form and then click on the Submit by button embedded in the form. (This method will not work with web-based mail programs such as Yahoo or Gmail.) Otherwise, Mail the form to: Bollinger Hills Homeowners Assoc., Attn: Architectural Committee, P.O. You will be advised if the plans are approved or not within 30 days of receipt of your request. We typically respond within one week, usually by . Major projects such as the addition of a second story or a substantial expansion of living space might also require review by the BHHOA Board of Directors. 5 When You DON T Need to Obtain Architectural Approval: You don t need to contact the ARC if you plan to remodel the interior of your home or if you are planning an exterior project that is not visible from the street. However, the city will sometimes require an approval document from the HOA for these types of projects. In that case, you will need to submit the ARC review request form and include an explanation. These types of requests will be expedited. Installation of solar electric systems and solar heating systems do not require approval of the ARC. Installation of satellite dishes from Dish Network and DirecTV do not require approval. Holiday Season Precautions Keep your home & family safe this holiday season with these precautions: Put indoor & outdoor lights on timers. Be sure your Christmas tree is mounted on a sturdy base so children, elderly or family pets cannot pull it over on themselves. Do not use Christmas lights that are frayed or damaged. Make sure your Christmas tree stand is always filled with water. Keep the tree away from a heat source such as a fireplace or heat vent. Turn off all lights on trees and decorations when you leave the house or go to bed. Don t leave packages/gifts visible in your car or home. Do not have packages left on your porch. Have packages left behind your gate, at a neighbors, deliver to work or pick up at your local delivery depot. Have someone pick up your mail & newspaper if you re gone for an extended time. Always lock your house and car doors. Do not hesitate to call SRPD (925) , if you see someone suspicious in your neighborhood!! Especially be leery of anyone following delivery trucks!
